Greetings,
On behalf of the Planning Division, I have reviewed the April 24, 2014 resubmittal of the above building
permit application. During review of the subject resubmittal, it was found that the following information,
corrections, or clarifications need to be addressed. Please respond to the following items, so that I can
complete my review:New comments are in red.
Iapologize for the information provided when we spoke at the counter. I apparently did not have
complete information and was unaware that this was a code enforcement action. Please see the additional
comments provided below.
1.Site Plan:
a.Front Setback.
The minimum required setback from the west property line is 25 feet. Please
show that the proposed front entry remains at least 25 feet from the west property line. You’ll
need to provide this dimension on the site plan. If it is not set back at least 25 feet, pleaserevise
the construction plans accordingly.
Per our conversation at the counter, it is my understanding that the front entry deck wasan
existingdeck that was being replaced in kind. Older street views verify the existence of the front
porch. Setbacks are measured from the property line, while the site plan displays a measurement

from the centerline of 93Place West. Please revise the site plan to show setbacks measure from
the property line. Additionally, please verify that the front deck work was a like for like
replacement and did not expand the deck any.
b.Side Setback.
The minimum required setback from the south property line is 7.5 feet; however,
the carport is shown at 5 feet from this property line. Please remove a portion of the unpermitted
carport so that it is at least 7.5 feet from the property line. Please revise the site plan with this
new dimension and update the construction plans accordingly.
When we spoke at the counter, you noted the carporthad been in place for years. In order to be
granted nonconforming status the carportwould have to have been legally constructed in the first
place. The subject site was annexedintothe City of Edmonds on October 16, 1995. There is no
record of permit for the carport with the City of Edmonds. We also contacted Snohomish County
which had norecord of a permit for a carport. Additionally, photos associated with the code
enforcement action seem to indicate recent building materials in the carport. As such, the carport
will have to meet zoning setbacks, or the City needs to see some documentation on the permitting
of the carport in its current location.
c.Structural Lot Coverage.
The maximum structural lot coverage in the RS-8 zone is 35% of the
lot area. This means that the total area of the footprint of all structures needs to be included on
the site planso that we can ensure they total 35% or less. The lot dimensions that you’ve
provided are 82 feet x 113 feet yielding a total lot area of 9266 square feet. Therefore, the
maximum lot coverage for this site would be 3243 square feet. Please include a breakdown of the
building footprints for the house, entry, revised carport, and back deck. The total of these areas
(their footprints) should be no more than 3243 square feet.Please update the site planwith these
measurements.
Please update coverage calculations as necessary.
