During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at

Mrs. Pirzadeh,
As you are aware the City of Edmonds does its best to keep track of all impervious surfaces installed post
1977, see handout E72.When a project is proposed all new impervious surfacesas a result of said project are to be
accounted for, this being impervious surfaces within the property lines as well as those outside (the right of way).
The sizing of your detention system does not include the existing asphalt approach (connection from
driveway to the street, within the right of way) which equals 1,081 sqft of impervious surface. With the information
provided June 27, 2014, it appears thatall or a portion of this area was approved w/ previous permit –bld20010680
however, the detentionsysteminstalled didn’t actually have capacity for that much impervioussurface.
Given the previous acceptance of all or some of the asphalt areas,the city is,at this pointonly asking you to
comply with driveway approach requirements. City code only allows fora maximum24’ wide driveway approach
for a2 car garage, see standard detail E2.26.Complying with city code will require you toreduce a portion of the
previously constructed driveway approach (and impervious surface).
In addition, the city Storm Water Engineer has stated the gravel area to the north of the garage & gravel walk
ways do not need to be counted as impervious. In total these changes reduce the unaccounted for impervious
surfaces on the site to less than 10% the total site impervious. Which is acceptable to the Storm Water Engineer and
additional mitigation will not be required.
Attached please find a modified site planand make thefollowing corrections.

1.The site plan showscorrections to be made through the removal of existing asphalt adjacent to the street, this
areawill need to be landscaped(please note on plans).Again,this bringsyour driveway into compliance by
reducing the driveway approach and in the end reducingimpervious surface areas as well.Please make these
corrections on your site plan and resubmit.
2.Within the site plan please recalculate impervious and pervious surfaces as notedabove.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.Please
