During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please submit three (3) sets of revised plans/documents
with a written response to each of the items below to a permit coordinator. City of Edmonds
handouts, standard details and development code can be referenced on the City website.
See attached Bond Worksheet corrections.
Sheet C4.05
1.Please add a detectable warning strip at the east side of the crosswalk.
Sheet C4.03
2.Please add the COE standard details for crosswalk and stop lines in the right of way and reference
on this sheet.
Traffic Impact Assessment-
Please provide information regarding how Entry/Concourse and 2nd Floor Shell were calculated in
Table 7.
Did not receive a response from traffic engineer.
Stormwater Engineer Comments

Sheet 5.13 – Ensure that existing CB 17A is large enough and in good enough condition to handle
the proposed 18 inch diameter pipe coming from proposed CB 17.
Provide a profile or provide elevation of the following potential utility conflicts:
Sheet C5.11 – The stormwater outlet pipe from CB 02 and the HTHW-R and HTHW-S lines
o
Sheet C5.12 - The stormwater outlet pipe from CB 15 and the sanitary sewer and
o
communication lines.
Sheet C5.14 - The stormwater outlet pipe from CB 32 and the proposed stormwater line
o
terminating and CB 29.

Sheet C2.00/C6.03
Existing manhole between SS MH101 & SS MH 102 will need to be rechanneled and plugged at the
two pipe locations where the existing SS pipe will be removed. Please add callout.
Sheet c6.02
Add thrust block to tee located at STA 10+18.64.
Move FH located at STA 12+12.40 so that FH run does not need vertical bends. Currently it would
need to go under the steam lines. Moving it to the island to the south would fix this issue.
Civil Plans do not match Mechanical Plans for locations of tie ins with water, number of pipes, fire
and standpipe location. Please ensure that the drawings are coordinated.
Add RSGV on tee just south of FH located at STA 12+12.40
Per Department of Health requirements, 4” water service RBPA drain line needs to discharge above
ground.
Domestic Service RPBA needs to be within 10 feet of the 4” meter.
Unless the new building has secondary location to get water, recommend having a dual RPBA. Per
Operations staff, the RPBA will need to be maintained at least once a year, which will result in a
shutdown of service for that building for a few hours to allow for maintenance.
Install drain in water meter vault so that it goes straight to storm. (No cleanout or bends)
Orientation of water meter in relation to how water should flow through it is backwards please
revise/flip.
Provide invert grades of pipe draining water meter. Provide detail of connection of drain to SD
pipe.
Not all bends/fittings on plans show to restrain joints. Please make sure that it is shown on all of
them. Or just delete the callout and rely on what is stated in Utility notes.

Add detail of connection of watermeter drain to SD pipe.

Lower electrical conduit so that watermain can go over it and bury depth can be minimized.

means that the grade in that manhole is incorrect. Looks like E & W numbers need to be flipped.
