During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General Plan:
1. Easement locations and property lines do not match the Lot Line Adjustment proposal. Please
revise all plans.
Plan 2: Utilities:
1. Label side sewer with size, material, and length.
2. Side sewer from point it joins the line from the other house shall be 6”.
3. A 6” clean out shall be added at the connection and a 4-6” clean out shall be shown at the
house.
4. Please provide invert elevations at both clean outsto verify minimum slope of 2% is achieved.
5. The existing clean out in the southwest corner of the property should have a 12” cast iron
lamphole cover with ½” hex bolts. Note on plans.
6. Sewer is shown crossing water line. Please add notes regarding the requirements at the point
of crossing. See Side Sewer and/or Water handout online for more information.
7. Call out size of new water meter. Please note if Fire Marshal requires sprinkling then usually a
1” meter is required.
8. Label side sewer from existing house as existing. Show location of water line for this house as
well.
9. Please add both notes to plan:
a. “If re-using existing side sewer (from property line to house): Property owner must have
condition verified and provide a report to the Public Works Department.”

Stormwater:
1. All structures and pipe shall be labeled with size, type, length, material.
2. Rim and invert elevations shall be provided for yard drain.
3. How will the driveway runoff be collected and conveyed?
4. Are footing drains required for this project? If so, please show where they will discharge.
Footing drains can not be connected to the stormwater system.
5. Please remove the SDMH #1 detail and replace with COE standard details E5-3 and E5-4.
(much better details).
6. Detention is designed for 4475 sf impervious using the simplified sizing method. The size
is under 4500 sf so the length of the storage pipe can be 49 lf. Oversizing is fine if
preferred.
7. Show existing public main stormwater manhole north of northwest corner of property.
8. Provide approximate elevation at connection to public main in the easement.
1. Show full extent of Alder St showing location of all utilities and utility structures (catch
basins etc.) Show the utilities connecting from the project to the City systems.
2. 10 ft separation between water line and sewer line required.
