During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General Plan:
1. The three easements for access and utilities can not be lumped into one easement on the
plans. It would be acceptable to add to this plan set the LLA plan sheet showing all the
easements including the descriptions of each easement if there was a reference to this sheet
with the existing call out “access drain (remove-no drainage) and utility easement” on all other
plan sheets. City storm easement and sewer easement are shown clearly.
2. Concrete driveway appears to overlap the proposed residence.
3. Driveway appears to neck down to 5’ near the detention manhole, SDMH #2. Driveway must
be at minimum 10 ft to accommodate a vehicle. Please revise plans.
Plan 2: Utilities:
1. Sewer lateral has been approved for reuse. Label as existing 6”.
2. A new side sewer clean out (6”) for proposed residence shall be installed at property line.
3. There is an existing 6” clean out for the existing residence. Please label.
4. Per Side Sewer Handout E71; “in no case shall the distance between cleanouts exceed one
hundred feet. Please add a cleanout between clean out #2 and #3 at the shared property line.
5. Slope between clean out #3 and #4 is less than 2%. Please revise inverts.
6. Call out length, material and size of water line.
Stormwater:
1. Slope between SDMH #1 and CB #1 exceed 20%. Any pipe exceeding 20% slope must be
anchored. Please revise to bring pipe under 20% slope or provide pipe anchor details.
2. Please add COE standard details E5-4 for the control structure.

3. Please add note stating that if CB #1 exceeds 5 ft from rim to invert, a type 2 manhole shall
be required.
4. Yard drain detail is not adequate for a 3.5 separation between rim and invert and for three
6” connections. Pipe connections under driving surface shall have at minimum 2’ of cover
unless called out as SDR 35 (1.5’ cover) or Ductile (minimal cover). Please call out as cb
type 1 or possibly make connections directly to manhole and add open grate for driveway
runoff.
5. Please provide a detail for the connection from the swale receiving runoff from the
driveway to the detention SDMH #1.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
