Please note that the water cannot discharge to the onsite storm system, but will have to discharge to a separate system or the City’s Storm main. 5)There is a note that states that “Concrete rubble wall to be replaced”. a.Please show what it will be replaced with or label it as ‘To be Removed’. b.Please note that rockeries are not permitted within the City’s right-of-way. c.If a retaining wall is proposed, and encroachment permit will need to be submitted for review and approval. SEWER 1)Please show the sewer on the Drainage and Utility Plan. 2)Please show the side sewer from the sewer main line to the house. a.Please note if the sewer lateral is proposed or existing. b.The existing sewer will need to be inspected to determine if it can be reused. The City is currently in the process of determining if the tree located on Bell St near the existing sewer needs to be removed. If the tree does not need to be removed, and if the existing sewer cannot be reused due to root intrusion, the new sewer will need to be located such that it will not create any damage to the tree and will not be subject to root intrusion. 3)Please show the invert elevations at the main and the house so that slope and coverage can be verified. 4)Please show a 6” cleanout at the property line. WATER 1)It appears that a fire sprinkler system is required for this property. The existing water service line from the watermain to the meter is not the appropriate size and a new tap will be required. a.Please show the new line from the watermain to the house. b.Please show the back of the water meter located at the property line (where the water meter is within the right-of-way). c.Please add a note that a 1” meter is to be installed. d.Please label the water service line as 1 ½” and note the pipe material and tracer wire. STORM 1)The impervious surface calculations state that there is 1,088 sq ft of exempt impervious surfaces. However, everything was demolished and would be considered new impervious surface (driveway, walkway, covered porch, roofline, etc. should be included in the impervious surface calculations). Please revise the impervious surface calculations and redesign the stormwater management system accordingly. 2)Please show how the stormwater runoff form the driveway will be collected and discharged to the stormwater management system. 3)Please show a catch basin connected to the end of the infiltration. All pipes shall discharge to the CB and not straight into the infiltration pipe. 4)Please show an observation well on the infiltration system. 5)The plans have a note that states that the footing drains will discharge to the CB storm drain in the alley. Please show the connections of the footing drains to the City CB. a.Show the invert elevations for the new connection. DRY UTILITIES 1)Please show the location of the dry utilities (power, gas, phone, etc.) so that separation can be verified. 2)Please add a note to the plans that all utilities shall be underground.
