During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing Permit Assistance.
Site Plan:
1. The impervious surface calculations do not include the motorcourt or the driveway. Revise
calculations on plan.
2. Please note the distance between the property line and the fire hydrant.
3. Remove existing curb cut from this plan. This plan should show final conditions.
4. Add note to plans “Existing Sidewalk and Curb/Gutter is subject to replacement depending on
existing condition or damage during construction. To be determined by Engineering Inspector
on site.”
5. Please change the sheet numbers of the Grading/Tesc and Drainage/Utility plans to a different
number than the site plan. Update reference to those sheets on the site plan.
6. “For site obstruction concerns, fence height shall normally be limited to three (3) feet within ten
(10) feet of any street or access easement..” Please revise height of fence along frontage and
within the setback on the north side of the house.
7. The site plan needs to show the location of all the proposed utilities and stormwater system but
does not need to include the details (length, size, etc.).
Grading/TESC Plan
1. Change sheet number. “C1” would work.
2. Show location of tesc measures…catch basin socks. Is there a silt fence or are you just
showing the proposed fence?
3. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
4. Plan does not shown change in east property line location. Please revise.
5. Plan has incorrect impervious surface calculations. Please revise. Also, lot size should
refer to this lot only not 340 and 344.
6. Show curb cut for access road as approved for 344 Sunset.

Drainage/Utility Plan:
1. Change sheet number. “C2” would work.
2. Plan does not shown change in east property line location. Please revise.
3. Plan has two sets of impervious surface calculations. Please revise or white out the
incorrect set. Also, lot size should refer to this lot only not 340 and 344 combined.
4. Label CB’s that were installed as part of the construction of 344 Sunset as existing.
5. Label drain in motorcourt as “new”. Please specify the type of structure required.
6. Note length, size and material of all sewer, water and storm pipe ( for ex. 41LF PVC 4”).
7. Call out size of water meter and whether “existing” or “proposed”. A 1” meter may be
necessary if fire sprinkling is required by the Fire Marshall.
8. Show location of sewer clean out at property line. Please add note that it shall be 6” and it
is required to have a 12” locking cast iron lamphole cover.
9. Is the plan to re-use both the lateral and the side sewer? Clarify note on plans.
10. Please add both notes verbatim to plan:
“If re-using existing side sewer (from property line to house): Property owner must have
condition verified and provide a report to the Public Works Department.”
“If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-0236.”
11. Show curb cut for access road as approved for 344 Sunset.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
