During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a Permit Coordinator.
City of Edmonds handouts and standard details can be referenced on the City website under Permit
Assistance.
1)Providing a Site plan that shows the structure to be demolished is beneficial, however, a
separate site plan should be submitted showing improvements to be constructed under the
subject permit.
2)Please provide a traffic impact analysis worksheet (refer to City handout E82) with sections 1
and 7 completed. Demolition of a single family residence and replacement with another will not
necessitate payment of traffic impact fees unless after demolition of the single family residence
the lot sits vacant for a year or more.

a.As previously discussed, sidewalks will be required along 6Ave S as a condition of
short plat approval. If you still intend to move forward with short platting the property
anytime soon you might consider putting together a civil design for the frontage
improvements, including driveway approach.
b.Without a sidewalk, the driveway shall be of asphalt material from the property line to
the street.
4)The entire driveway shall be included in the impervious surface calculations. Sizing of the
detention system will need to be adjusted accordingly.
5)Clearly identify square footage of proposed roof outline, driveways, patios, walkways, etc.
6)The site classification worksheet provided with impervious surface areachart states 1396sf will
be “Replaced”. Please clarify on the site plan which areas are to be considered “replaced”
impervious surface.
7)The impervious surface chart providedon the plans states 21sf is exempt. Please clarify.
8)If the detention system is to be sized using the simplified sizing table provided in Handout
E72A, please include a copy of Table 1 and Table 2 in the plan set.
9)With the use of 24” detention pipe, Type 2 manholesare required. Please reviseplans
accordingly.
10)The RIM and invert elevations provided at the detention pipe indicate less than a foot of cover
will be provided over the detention pipe. Please revise to provide a minimum 1-foot of cover.
11)Please show tightline connection (for roof downspouts) to the detention system.
12)Provide RIM and invert elevations for the catch basin at the corner of the driveway. You might
consider moving the catch basin away from the garage 2-3 feet so you can slope the driveway
away from the garagefor a short distanceto prevent stormwater runoff from entering the
garage.
13)Provide invert elevationsfor all pipes (existing and proposed) at the existing catch basin near
thewest end of the property.
14)At the connection to the above noted CB, provide a cleanoutat the 90 degree bend. You might
consider installing a stub at this location as well for future connection.
15)Show location of existing utilities on the site, including water, sewer and storm.
a.Show the sanitary sewer main within the easement and point of connection for new
sewerline. Also clarify if any portion of the existing sanitary sewer line is proposed for
re-use or will the line be chased to the stub and a new sewer line run at that point?
b.Show location of existing water service line. Will any portion of the existing line be
reused or will it be cut and capped at the meter with the demolition of the single family
residence?
c.The water meter serving the new single family residence shall be located at the edge of
the right-of-way (the back of the meter box shall be located at the property line).
16)Reference City standard details with erosion control details.
