W ALMARK SINGLE-FAMILY RESIDENCELOCATED AT 23729 76 Dear Mr. Schmitz: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: SitePlan: 1.Please make the following revisions/corrections to your siteplan: a.In order to avoid confusion over the various line styles indicated on the site plan, please label the outlinesof the height rectangle,upper floor, and setbacks. b.Since the subject property abuts a private access tractproviding access to less than five lots, the access easement is not considered a street for setback purposes. As such, the subject site is a flag lot which requires 7.5-foot side setbacks from all property lines. Please correct the setback lines indicated on the site plan accordingly. c.Indicate any proposed mechanical equipment on the siteplan, keeping in mind that mechanical equipment (i.e. heat pumps, HVAC units, etc.) exceeding three feet in height must comply with the minimum required setbacks for the site. Height Calculations: 2.Please respond to the following comments regarding the height calculations: a.Label the magnail as the “Datum.” b.When calculatingthe average original grade and maximum allowed height, the numbers cannot be rounded up. Thus, based on the elevations of Points A through D provided on the site plan, the average grade would be 96.71’and the maximum height would be 121.71’. c.The elevations of the average grade and maximum building height indicated on the building elevation views are not consistent with those indicated on the site plan. Please correct any inconsistencies between the plan sheets. d.Indicate the elevation of the proposed buildingheight on the building elevation views. Shed: 3.Ashed is indicated at the southeastern corner of the site. If this shed is existing, please indicate it as such.If proposed, the shed will need to comply with minimum setback requirements and all other applicable site development standards. Please indicate on the site plan whether the shed is existing or proposed, or if it is existing but to be removed. If the shed is proposed or if it is existing and to be retained, the area of the shed must be included in the lot coverage and impervious surface calculations. Page 1of2 Fence: 4.Aproposed six-foot fence is indicatedon the site plan.Since the property does not contain any critical areas, a permit is only necessary for the fence if it exceeds 3’in height within 10’of thevehicular access easement adjacent to thenorthern property line.Please verify that the location and height of the fence is shown correctly on the site plan. If the fence is proposed to exceed 3’in height within 10’of the northern property line, please provide the proposed height and material of the fence. The Engineering Division will need to review the proposed fence for any possible sight distance issues. Please submit three copies of your revised site plan (including one reducedcopy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
