All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: Site Plan: 1. This plan should show final conditions. Please remove the existing conditions that will not remain in the final construction project. 2. There is a square area on the SW corner of the house. Is this just the lines for the height calcs? If so, please lighten to match the height calc elevations. 3. Show power as “UP” instead of existing “OP”. (please correct on other plans too) 4. If installing a new meter, it should be in the dark line weight. See #1 under “Water” for more information. Sheet C1: 5. Please remove the current sewer note regarding condition from this plan. Sheet C2: Sewer 6. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean out at property line is required to have a 12” locking cast iron lamphole cover. Please note on plans. 7. Remove the side sewer condition note on plan and replace with the following condition verbatim: DATE FAXED/E-MAILED 5/7/2014 PAGE __1__ OF __1_ “If re-using existing sewer lateral (from property line to City main): Condition must be verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-0236.” Water: 1. Fire Sprinkling not required, therefore a 1” meter is not required for that reason. If the building division does not require it, please confirm that a 1” meter is still desired. The cost differential between a ¾” and a 1” is substantial. A new meter should be in the darker line weight. 2. Note length and pipe material. Stormwater: 1. Please use a lighter line weight for the utilities to be removed for clarity. 2. There is a square area on the SW corner of the house. Is this just the lines for the height calcs? If so, please lighten to match the height calc information or remove from this plan as they are not required for the civil review. Having them shown on the site plan is sufficient. 3. Drywell is shown in the location of EP2. The Associated Earth Sciences, Inc. Limited Subsurface Exploration and Infiltration Study dated March 20, 2014 states that “The recommendations for on-site infiltration presented in this letter only pertain to the area around exploration EP-3 (page 3). The report goes on to say that “If the proposed on-site infiltration system is located elsewhere on the site, these recommendations do not apply and additional site investigation would be required.” Please revise plans and/or provide additional information from Associated Earth Sciences. 4. Show where footing drains, if needed, will connect to drywell. Provide bottom of lowest footing elevation and footing drain invert at drywell to verify 1 ft separation attained per Associated report (page 3). 5. Please revise Drainage Construction Notes to reflect this project. 6. Add to Drainage Construction Notes, “Footing drain connection to drywell shall be at minimum 1 foot lower than the bottom elevation of the lowest footing”. 7. In General Notes, please revise #1 by replacing “2010” with “2014”. 8. The drywell detail shows a catch basin/yard drain requirement. This requirement would be applicable to any pipe connected to the drywell. Please revise plans to meet this requirement. 9. When demolishing and building a new single family home, all impervious surface is considered new. Please revise impervious area table. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please contact me at 425-771-0220 if you have specific questions regarding these plan corrections.
