Dear Mr. Heffron: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: SitePlan: 1.Please make the following revisions/corrections to your siteplan: a.Afence is indicated on the northern side of the site. Please label this fence as either existing orproposed. If proposed, additional information will be necessary(i.e. height, material, etc.). b.Indicate any proposed mechanical equipment on the siteplan, keeping in mind that mechanical equipment (i.e. heat pumps, HVAC units, etc.) exceeding three feet in height must comply with the minimum required setbacks for the site. c.Thank you for providing a reduced copy of your site plan.The reduced copy, however, must include all project information indicated on the large format copy of the site plan, such as the height calculations, lot coverage calculations, impervious surface calculations, etc. Please provide this additional information with thereduced copy of yoursite plan. If necessary, you can attach the additional information on a separate sheet. The reduced copy of the site plan must be on 8.5” by 11” or 8.5” by 14” paper. Height Calculations: 2.Please respond to the following comments regarding the height calculations: a.Indicate the datum point utilized for the height calculations on your site plan including its location, a description of what it is, and its elevation. The datum point must be a permanent point that will not move during construction,such as the top of a fire hydrant, water meter, catch basin, etc. b.Provide the elevations of the maximum allowed height (25’ over average original grade) and proposed height on thesite plan. c.Indicate the elevation of the proposed height on the building elevation views. d.Refer to Handout # B41 (enclosed) for additional information on height calculations. Lot Coverage: 3.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 2.5 feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The maximum allowed lot coverage for the RS-6zone is 35 percent of the net lot area. Thank you for indicating the proposed lot coverage on your site plan. In order for staff to Page 1of 2 verify the amount of proposed coverage, please provide a breakdown of the lot coverage calculations (i.e. footprint of residence, bay window, addition, new deck, covered front porch, eaves in excess of2.5 feet,stairs over 3 feet in height, etc.). Please submit three copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
