During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov :
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
Site Plan:
1. Please remove all the existing information from the site plan. All demo information is
sufficiently shown on the tesc/grading plan.
2. The plot or site plan needs to show the location of all the proposed utilities (ie water line, sewer
line, etc.) from the property line to the house and the detention system location and connection
to the house but does not need to include the details (length, size, etc.).
3. Show final grades on this plan.
4. Please note the location of the nearest fire hydrant on plan and note the distance between the
property line and the hydrant.
5. Please remove Note #3. The project does not have any replaced impervious surfaces by
definition. See Handout E72 for more information.
6. Note #2 has no bearing on the construction or impervious surface calculations. Please
remove.
7. Label sidewalk and call out width.
8. Call out landscape strip and width.
9. Show final driveway cut and extend landscape strip as necessary.
Storm/Utility
1. Please remove all the existing information from the site plan. All demo information is
sufficiently shown on the tesc/grading plan. It is difficult to provide a comprehensive review
with so much conflicting information.
2. Sewer has a slope over 20%. If this can not be avoided, anchoring is required. Please
note on plans and provide a detail for anchoring.

3. It appears that a lateral connection will be made to the sewer main in the road. Please call
out pipe size, material, and approximate slope. Sewer laterals are generally 6”.
4. Are footing drains required for this project? If so, please show where they will discharge.
Footing drains can not be connected to the detention system.
5. Call out size of side sewer clean outs ( 4” at house and 6” at property line). Note that 6”
clean out at property line shall have a 12” Cast Iron Locking Lid with ½” Hex Bolts.
6. In the Notes section on this sheet #6 does not appear to be consistent with the drawings.
Please revise.
7. In the impervious surface calculation box, line 6 refers only to the regulated area and
therefore should be the same as the total regulated amount on line 4. Please revise.
Erosion/Grading
1. It is preferred that vegetation outside of the active construction area remain to provide
natural erosion/sediment control. If it is possible, please note that “MU” area as a “No
disturbance area”.
2. Rockeries shall be located a minimum distance back from the property line equal to the
rockery wall height. Please call out distance from property line to proposed rockeries.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
