During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov :
Please Note: Building Handouts do not include updated Engineering Division Requirements. Refer to
Engineering Handouts for all Engineering Requirements.
1. Please remove all the existing information from the site plan. All demo (tbr) information is
sufficiently shown on the tesc/grading plan. This plan should show final conditions.
2. The plot or site plan needs to show the location of all the proposed utilities (ie water line, sewer
line, etc.) from the property line to the house and the detention system location and connection
to the house but does not need to include the details (length, size, etc.).
3. Show final grades on this plan.
4. Please note the location of the nearest fire hydrant on plan and note the distance between the
property line and the hydrant.
5. Please remove Note 3. The project does not have any replaced impervious surfaces by
definition. See Handout E72 for more information.
6. Note #2 has no bearing on the construction or impervious surface calculations. Please
remove.
7. Call out width of sidewalk.
8. Call out landscape strip and width.
9. Show final driveway cut and extend landscape strip as necessary.
10. Add note to plans stating that all utilities will be installed underground.
11. Please label concrete square next to patio at back of house.
12. Walkway is noted in impervious coverage, please show on plans.

Sewer:
1. It appears that a lateral connection will be made to the sewer main in the road. Please call
out pipe size, material, and approximate slope and invert at the connection. Sewer laterals
are generally 6".
2. Please add the following note to the plan: "If re -using existing sewer lateral (from property
line to City main): Condition must be verified by Public Works Department. Contact
Edmond's Sewer Division at 425-771-0236."
3. Please re -word Note #4 to "Any curb, gutter or sidewalk currently damaged or damaged
during construction shall be replaced per Engineering inspection."
4. No water line existing or proposed is shown on plan.
Stormwater:
5. It is difficult to tell which call out references what. Please separate the call outs a bit or
reduce the font size for clarity.
6. Please make corrections to the impervious surface calculations. Replaced impervious
does not apply to surfaces that are being demo'd with new construction. All impervious is
considered new.
7. Please correct Line #6 in the imp calculations. The plan would mitigate all the impervious
on the site (3500) so this should be "0".
8. There is a call out of 82 If of 6" PVC. Please clarify the reference.
9. Impervious surface notes " Walkway" Please show walkway on plan.
10. The plan shows yard drains around the perimeter of the property presumably for picking up
ground water. Please make connection to the storm line after the outfall of the detention
system.
11. Footing drains and wall drains must connect after the outfall of the detention system.
12. Please indicate if wall is existing or proposed.
13.As proposed the runoff from the driveway will hit landscape and not the catch basin.
Please revise the location of the catch basin.
14. The stormwater outfall for this property is shown entering the neighboring property. Please
show the storm line all across the neighboring property to where the connection to the
public water main is located.
15. Label the line with size, length and material.
16. Please provide an easement allowing the use of the adjacent private property.
17. Please replace the control catch basin detail with the City of Edmonds standard detail for a
manhole and control structure E5.3 and E5.4. They are both available on our website in
autocad so inverts can be added easily.
18. Rockeries are prohibited in the right of way. If there is a rockery on private property, the
distance to the property line shall be no less than the height of that wall. Please show on
plans.
19.Are the proposed topos accurately reflected?
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
