Dear Mr. Jzyk:
I have reviewed the above building permit applicationfor the Planning Division,and it was found
that the following information, corrections, or clarifications will need to be addressedbefore review
can continue:
Dimensions of Deck and Stairs:
1.Your permit application states that the proposed deck is 28
feet by 12 feet; however, this appears to be inconsistent with what is indicated on both the
building plans and the site plan.Please verify all dimensions indicated on all building plan
sheets as well as the site plan, and ensure that the dimensions of the proposed deck and stairs
are accurately reflected.
Elevation View:
2.Please provide an elevation view of the proposed deck and stairs indicating
the height of the deck as measured to the top of the deck surface as well as to the top of the
guardrail.
Setbacks:
3.As discussed above, the correct dimensionsof the proposed deck and stairsmust be
indicated on the site plan. The width of the deck as indicated on the site plan scales at less than
10feet. The minimum required setback from the western property line is 25 feet. It is unclear
if the desired 12-foot wide deck would be possible given the constraints of the minimum
required 25 foot setback from the western property line.Please clearly indicate the distance of
the deck and stairs from the western property line and reduce the size of the proposed
deck/stairs if necessary inorder to comply with applicable setback requirements.
Site Plan:
4.Pleasemake the following corrections to your site plan:
a.Provide thescaleof the site plan.
b.Indicate the lot area.
c.Provide lot coverage calculations (see further direction below).
Lot Coverage:
5.Lotcoverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members
excluding a maximum of 30”of eaves. The maximum allowed lot coverage for the RS-8zone
is 35 percent of the net lot area. Please provide lot coverage calculations on your site plan.
The lot coverage calculations should include a breakdown of the coverage (i.e. footprint of
existing residenceand garage,existing shed,new deck, new stairs,any eaves in excess of 2.5
feet,etc.).The proposed lot coverage must be stated in square feet and calculated as a
percentage of the net lot area.

Geotechnical Letter:
6.Thank you for providing a geotechnical letter byGopal Singam,P.E.
with Geotechnical EngineeringServices. This letter, however, does not address the required
development standards. Please have Mr. Singamprovide an addendum confirming that the
proposal will meet the specific development standards of ECDC 23.80.060.A and
23.80.070.A.2, and providing any necessary additional recommendations in order to ensure that
these standards aremet.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of
any revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays
between 8:00 am and noon.
