During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.gov/under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please addnotesin accordance with the,Conclusion and Recommendationssection of the geotechnical
report provided by Gopal A. Singham, P.E.,addressing each of the below listeditems.
a)It would be best to phase the soil, foundation, utility, and other work requiring excavation or the
disturbance of the site soils, to take place during the dry season (generally May throughSeptember).
(Thoughit is possible with the use of Best Management Practices (BMP’s) to construct project
during the wet season, October –April).
b)All site work should be completed and stabilized as quickly as possible.
c)Additional perimeter and sediment control features may be required to reduce the possibility of
sediment entering the surface water. This may include additional silt fences, silt fences with a higher
Apparent Opening Size (AOS), construction of a berm, or other infiltration systems.
d)Water flow on the slope should be limited, roof, footing and yard drains should not be directed
toward or onto the slope.
e)If any variations or undesirable conditions are encountered during construction, the geotechnical
engineer should be notified so that supplemental recommendations can be made.
2)Please add a note: Disturbed soils shall be compost amended.
3)Please add a note: Excavated soils must not be deposited on the slope within the buffer.
4)Please add a note: Stockpiles must remain covered.
5)Please add a note:Aconstruction fence should be constructed around project area to prevent compaction
ofnative soils and to preserve trees and other vegetation.
6)Please add anote:Filter socks will be added as needed per Edmonds Standard Detail E1.3.

7)Please show and label existing storm water system if any. Does existing runoffconnect to city storm? Is
there a detention system? Does the water runoff flow tosplashblocks?
8)Please provide an impervious surface chart from the Site Classification Worksheet on your plans. See
Handout E72pg.5
9)Please note that if impervious surfaces constructed after 1977 exceed 2000sqft, a stormwater
management system will be required. Please show the stormwater system if required. See Handout E72.
10)Please show and labelon the site plan square footage andyear of construction for allexistingimpervious
surfaces (gravel areas, walkways, roof line of existing structures, etc.) or label as ‘Proposed’or ‘To be
Removed’.Please include the following and any other impervious surfaces not accounted for.
a)Patio outside of front entrance along drivewayas well as curved walkway.
b)Impervious surfaces in the back yard, back patio and/or walkway?
11)Please identifythe deckas impervious or pervious (slotted decks are considered pervious).
a)If the deck is pervious, label the surface beneath the deck on your site plan, impervious or pervious
(landscape, concrete walk, gravel etc.) as well as provide date of construction and square footage.
b)Please revise the impervious surface calculations accordingly.
