Dear Ms. Mitchell:
I have reviewed the above building permit applicationfor the Planning Division,and itwas found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Site Plan:
1.Pleasemake the following corrections to your site plan:
a.Your site plan cannot indicate only a portion of the property.Based on the legal description for
your property (Kellogg Plat, Block7, Lots 15 and 16), your property is60 feet by 110 feet.Please
revise your site plan so that it encompasses the entire propertyand so that it shows all improvements
and features. Refer to the enclosed sample plot plan and checklist (Handout #B57)for guidance.
b.Provide the scale of the site plan.A scale of 1”= 20’is preferred.
c.Indicate the lot area.
d.Indicate the shortest distances from the deck and stairs to all property lines so that staff can confirm
compliance with setbackrequirements.
e.Provide lot coverage calculations (see further direction below).
Elevation View:
2.Ontheelevation view of the proposed deck and stairs, pleaseindicatethe height of the
deck as measured to the top of the deck surface as well as to the top of the guardrail.
Lot Coverage:
3.Lotcoverage is defined as the total ground coverage of all buildings or structures on a
site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of
eaves. The maximum allowed lot coverage for the RS-6zone is 35 percent of the net lot area. Please
provide lot coverage calculations on your site plan. The lot coverage calculations should include a
breakdown of the coverage (i.e. footprint of existing residenceand garage,new deck, new stairs,any
eaves in excess of 30”,any sheds or otherexistingstructures,etc.).The proposed lot coverage must be
stated in square feet and calculated as a percentage of the net lot area.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays,
Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays between 8:00 am and noon.
