Dear Mr. Mazurek:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Property Dimensions:
1.The Snohomish County Auditor’s records include the following legal
description of the subject site:SEC 36 TWP 27 RGE 03RT-23K-2) E 100FT OF W 709.53FT OF S
164.92FT OF SW1/4 NW1/4 LESS RD
Theproperty is indicated on your site planas being 100feet by 164.92 feet. However, as stated in
the above legal description, the subject site is less than164.92 feet deep since additional width was
taken for the road. It appears that 20 feet were taken for the road, so the site wouldbe100 feet by
144.9 feet.Please confirm the dimensions of the site and correct the site plan accordingly.
Site Plan:
2.Please make the following corrections to your site plan:
a.When printing out the revised site plan, ensure that itis printed to the scale stated on the site
plan.The large-format and reduced-format copies of your site plan were slightly off from the
scales stated on the plans, which may have been due to printer error.Please double check the
scales of these plans when printing out the revised copies.
b.The reduced-format copy of your site plan includes different dimensions than the large-format
copy of your site plan (i.e. the width of the garage is indicated on the large-format site plan,
while the distance from the garage to the western property line is indicated on the reduced-
format copy). Please ensure that all distances are indicated on bothformats of the site plan.
c.After making the above requested corrections to the dimensions of the subject site, please
correct the lot area indicated on thesite plan.
Setbacks:
3.After making the above requested corrections to your site plan, please correct the
proposed setback distances indicated from all property lines to the proposed deck and stairs in order
for staff to confirm compliance with the minimum setback requirements of the RS-8 zone.
Minimum required setbacks for the RS-8 zone are as follows: Street = 25’, Sides = 7.5’, Rear = 15’.
Lot Coverage:
4.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting membersexcluding a maximum
of 30” of eaves. The maximum allowed lot coverage for the RS-8zone is 35 percent of the net lot
area. Thank you for providing lot coverage informationon the site plan. In order for staff to verify
the calculations, however, please providea breakdown of thelot coverage calculations on your site
plan(i.e. footprint of existing residenceand garage, new deck, new stairs,any eaves in excess of
30”,any sheds or other existing structures,etc.).The proposed lot coverage must be stated in
square feet and calculated as a percentage of the correctedlot area.

revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
