SW Dear Mr. Ritchey: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Property Dimensions: 1.The Snohomish County Auditor’s records include the following legal description of the subject site:SEC 19 TWP 27 RGE 04BAAP 650FT W OF NE COR SD SE1/4 NE1/4 TH W 89.5FT TH S 130FT THE 89.5FT TH N 130FT TPB LESS R/W TO CITY OF ED PER SWD REC AF 9207100283 It appears that 10 feet were dedicatedfor the road(see attachedAFN 9207100283), so the site wouldbe89.5 feet by 120 feet, which is different than the dimensions of 92 feet by 118 feet stated on the site plan.Please confirm the dimensions of the site and make any necessary corrections to thesite plan. Site Plan: 2.Please make the following corrections to your site plan: a.After making the above requested corrections to the dimensions of the subject site, please correct the lot area indicated on the site plan. b.Indicate all existing structures on the site, including any sheds. c.When printing out the revised site plan, ensure that it is printed to the scale stated on the site plan. Setbacks: 3.Indicate the shortest distances from the addition to all property linesin order for staff to confirm compliance with the minimum setback requirements of the RS-8 zone. Minimum required setbacks for the RS-8 zone are as follows: Street = 25’, Sides = 7.5’, Rear = 15’. Although distances were indicated to the northern and southern property lines, distances were not provided to the eastern and western property lines. Additionally, any distances indicated on the plans may need to be updated to reflect any correctionsto the dimensions of the lotas discussed above. Height Calculations: 4.Please respond to the following comments regarding the height calculations: a.Update the label of the “base elevation”to average original grade. b.The maximum allowed height in the RS-8 zone is 25 feet above average original grade. Based on the average grade indicated on the site plan of 7.33 feet, the maximum allowed height would be an elevation of 32.33 feet (in relation to the datum point). Please indicate the elevation of the maximum allowed height on the site plan. c.Indicate the elevations of the average original grade, maximum allowed height, and proposed height on the building elevation views. d.Refer to Handout # B41 (enclosed) for additional information on height calculations. Page 1of 2 Lot Coverage: 5.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves. The maximum allowed lot coverage for the RS-8zone is 35 percent of the net lot area. Thank you for providing lot coverage information on the site plan. It is unclear, however, if all structures were included in the lot coverage calculations. Based on aerial photographs, it appears there may be additional structures, possibly sheds, located on the property.Please show all existing structures and indicate their dimensions. Additionally, in order for staff to verify the lot coverage calculations,please providea breakdown of thecalculations on your site plan(i.e. footprint of existing residence and garage, proposed addition, any eaves in excess of 30”, any sheds or other existing structures, etc.).The proposed lot coverage must be stated in square feet and calculated as a percentage of the correctedlot area. Please submit three copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
