Dear Mr. Peirce:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Trees:
1.Please address the following comments related to the existing trees on the subject site:
a.Edmonds Community Development Code (ECDC) Chapter 18.45 encourages the retention of trees
to the maximum extentfeasible.Several of the trees indicated on the clearing and grading plan
(Sheet C1) as to be removed are well within the footprint of theproposed developmentand would
not be able to be retained with the construction of a new residence on the subject site. However,
there aretrees indicated as to be removed that appear to be located in areas that would not be
impacted by the proposal, particularly those trees located within the eastern portion of the site
directly south of the 30-foot jog in the eastern property line. Please revise the tree removal plans
and clearing limits indicated on Sheet C1in order to retain the maximum trees feasible,or provide
sufficient documentation as to why these trees must be removed with the proposed development.
b.ECDC 18.45.050.H provides tree protection measures for all trees which are to be retainedduring
development of a site. Please include these tree protection measures on the clearing and grading
plan (Sheet C1).
Fences:
2.Please label the fences indicated on the site plan as either existing or proposed. If proposed,
additional information including the heights of the fences will need to be provided.
Height Calculations:
3.Pleaserespond to the following comments regarding the heightcalculations:
a.There appears to be a typo with the proposed height stated on the site plan(the proposed height is
indicated as492.3’while the average original grade is indicated as 492.6’).Please verify the
proposed height and ensure that it is indicated consistently between the site plan and building
elevation views (Sheet A5).
b.If changes are necessary to the building elevation views (Sheet A5), please be sure to indicate the
average grade, maximum allowed height, and proposed height on the revised elevation views (these
numbers were handwritten on the current submittal).
Please submit three copies of your revised site plan (includingone reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays,
Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays between 8:00 am and noon.
