This Review is conducted in accordance with 2012 IFC and Edmonds Community Development
Code.
1) Applicant has not called out intent to install automatic fire sprinkler system. Fire code
requires an automatic fire sprinkler system (generally) for conditions including,
a. Group M occupancy in excess of 12,000 s.f. (IFC 903.2.7). In order to create two
separate buildings, either fire area must be reduced below 12,000 s.f. FIRE
AREA is defined bounded by fire walls (IBC 706.1), fire barriers (IBC 707.3.10),
exterior walls, or horizontal assemblies (IBC 707.3.10). The existing area
separation wall (ASW) must be a minimum 2 hour FR separation per Table
707.3.10. Justify the lack of installation within the scope of your tenant
improvements,
b. Specific Building Hazards including 903.2.11.1.2 Stories without openings.
Prescribed 50 lineal feet is required for openings on at least two sides or install
sprinklers. Redesign openings to meet prescription,
c. High rack storage. Rack specifications and details are called out on shts A1.2 and
A1.4-A1.9, however, the height of racks on retail floor or storage areas are not.

2) Sht A0.0 City Fire and Building Departments find no existing permitted fire alarm system.
For deferred fire alarm submittal, show existing devices, calculations, and specifications
in accordance with NFPA 72.
3) Provide Hazardous Materials Inventory Statement (HMIS) required for Group M retail
display and Group S storage areas. Include flammable and combustible liquids, aerosols,
and all hazardous materials. Tables IBC 414.2.5(1) and (2). See also IFC 5001.5.2.
4) Sht A-1.1 fire-rated horizontal shutters where crossing fire wall.

6) Shts 4.2 details 7 & 8 and 5.0 TYPE E door. Provide spot smoke detection for activation
of automatic fire shutters in accordance with NFPA 80. Integral fusible links for activation

other building controls.
9) Provide fire department Knox box for emergency building access at location approved by
Fire Marshal.
