Dear Mr. Beller:
I have reviewed the above building permit applicationfor the Planning Division,and it was found
that the following information, corrections, or clarifications will need to be addressedbefore review
can continue:
Property Dimensions:
1.The Snohomish County Auditor’s records include the following legal
description of the subject site:PUGET SOUND MCHY DEPOT 5 AC TRS BLK 000 D-02-
W 163FT OF N 203.6FT LT 20 LESS N 110.5FT
Based on this legal description, the property would be 163 feet by 93.1 feet. These dimensions
are consistent with a 2002 survey (enclosed) contained in the address file for this property,
which also indicates a 10-foot access and utility easement running along the southern portion
of the site. Please confirm the dimensions of the site and make any necessary corrections to the
site planincluding indication ofall easements located on the property.
Site Plan:
2.Please make the following corrections to your site plan:
a.After making the above requested corrections to the dimensions of the subject site, please
correct the lot area indicated on the site plan.Indicate the lot area in gross square feet (the
entire lot area) and in net square feet (excluding the area of the portion of the vehicular
access easementthat projects onto the subject site).
b.Ensure that the revised site plan is to drawn scale. Although some portions of the site plan
appear consistent with the stated 1”=20’scale, other portions are not drawn to scale (i.e. the
distances from the residence to the northern property line scale our much smaller than what
is stated).
c.Two hatched areas are indicated on the northern side of the residence. It appears that these
may have been previous additions, but please indicate what the hatching shows. If these
hatched areas are previous additions, please be sure to include them in the lot coverage
calculations (discussed in further detail below).
Setbacks:
3.It is unclear if the proposed deck complies with setback requirements.Since the
access easement running along and adjacent to the southern side of the site serves five or more
properties, it is considered a “street”for setback purposes. Therefore, minimum required
setbacks for the subject site are as follows: Street = 25’(measured from the western property
line and from the northern boundary of the vehicular access easement), Sides = 10’(measured
from the northern and eastern property lines).Please indicate the shortest distances from the
deckto all property lines and to the northern boundary of the vehicular access easement in
order for staff to determine compliance with setback requirements.

Height:
4.Indicate the height of the deck on the elevation view.
Lot Coverage:
5.Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members
excluding a maximum of 30” of eaves. The maximum allowed lot coverage for the RS-12zone
is 35 percent of the netlot area(gross area of lot excluding area of any vehicular access
easements).Thank you for providing lot coverage information on the site plan. It is unclear,
however, if all structures were included in the lot coverage calculationssince the dimensions of
all existing structures were not included on the plans.Please show all existing structures and
indicate their dimensions. Additionally, in order for staff to verify the lot coverage
calculations,please providea breakdown of thecalculations on your site plan(i.e. footprint of
existing residence,existing carport, existing shed, proposed deck, any eaves in excess of 30”,
any sheds or other existing structures, etc.).The proposed lot coverage must be stated in
square feet and calculated as a percentage of the netlot area.
Please submit three copies of your revised site plan (includingone reduced copy) andtwo copies of
any revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
