6)Show all easements and reference the recording numbers on this plan.
7)There is a fence/walland gate located on the east side of the property.
a.Please clearly show thefence/walland gate on theplans.
b.If the fence/wall and gate are to be removed please note that on the plans.
c.If any portion of the fence/wall and gate are located in theCity Right-of-Way, an encroachment
permit is required. See handout#E26.
d.Please provide a copy of the 5’utility easement to verify that the fence/wall and gate can be
located withinthe utility easement. If it is not permitted to be located in the easement, please
note them to be removed.
8)Per the City of Edmonds Development Code, 18.40.020, rockeries must beset back from the City Right-
of-Way a minimum horizontal distance equal to the height of the rockery. Please revise plans
accordingly.
9)Clearly show the driveway approach. Please refer to Edmonds Standard Detail E2.26 to determine the
approved driveway approach width and revise the plans accordingly.
10)Clearly show the existing walkway on the plan.
a.Please note that if the walkwayis not 5’ and/or does notmeet ADA standard slopesand/or is
damaged it will need to be brought into compliance with this permit.
b.Identify any sections to be removed and replaced.
11)Clearly identify all surface material on the plans (i.e. asphalt areas in the right-of-way) and note if they
are to remain.
a.Please note that all areas removed and replaced in the right –of-way shall be included in the
impervious surface calculations (excluding the asphalt walkway).
12)It appears that a portion of the driveway may exceed14% slope. Please revise the driveway such that
there is no point on the driveway that exceeds 14% slope.

13)Show the dry utilities on the plans (i.e. gas, phone, cable, power, etc.) so that separation and coverage
can be verified.
14)Please add a note to the plans that all new utilities must go underground.
WATER
1)It appears that a fire sprinkler system is required for this property. The existing water service line from
the watermain to the meter is not the appropriate size and a new tap will be required.
a.Please show the new line from the watermain to the house.
b.Please show the back of the water meter located at the property line (where the water meter is
within the right-of-way).
c.Please add a note that a 1” meter is to be installed.
d.Please label the water service line as 1 ½” and note the pipe material and tracer wire.
2)Please add the following note to the plans, “Contractor to complete final restoration on all trench
patches for utilities installed with this development.”
SEWER
1)No structures may be located within the sewer easement. Please revise the plans to show the retaining
wall and pool patio outside of the easement.
2)Show the City Sewer main on the plans.
3)Show the side sewer from the main to the house.
4)Please note if the sewer lateral is proposed or existing. If the existing side sewer and lateral is proposed
to be reused, the sewer will need to be inspected to determine if it can be reused.
5)Please label the pipe material and size. The sewer lateral must be 6”. Once on outside of the easement
the sewer may reduce to 4”.
6)If a new connection is to be made at the sewer main, label how the connection will be madeand note the
existingside sewerto be cut and capped at the main.

7)Show a 6” cleanout at edge of easement. Please add a note that the 6” cleanout at theedge of easement
will have a 12” cast iron lamphole cover with ½” hexbolts.
8)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two
45°bends, and when there is more than 100’ between cleanouts.
9)Show the invert elevations at the main and the house so that slope and coverage can be verified. If the
slope of the pipe exceeds 20% the pipe will need to be anchored.
10)Show a cleanout near the pool for future drainage of the pool. No direct connection from the pool to the
sewer is permitted. See handout B75 for more information.
STORM
1)There is no ‘Un-regulated Impervious’ on this site since this site is a new development. Please revise
the impervious surface calculations to include all impervious surface as new.
2)The impervious surface amounts differ from the Site Plan. Please revise the plans to be consistent.
3)Pleaseshow where the footing drains will discharge to.
4)Please clearly showhow ALL the runoff from the driveway is to be collected (i.e. curbs, directional
flow arrows, etc.).
***At this time engineering is unable to complete the stormwater review. To discharge to BNSF Right-of-
Way, a permitfrom BNSFis required. Please submit a copy of the approved permit to the City (see Jerry
Shuster’s comments below). If the permit cannot be obtained, please refer to the City Stormwater Water and
Supplement Code for requirements. Please note that if the site has more than 5000 sq.ft.of impervious
surfaces, all stormwater management systems must be designed by a licensed engineer. ***

STORMWATER
The following comments are provided from Jerry Shuster, Stormwater Engineer. Please contact Jerry
directly at 425-771-0220 or by email at jerry.shuster@edmondswa.govwith any specific questions you
may have regarding these comments.
1.Page 1 of the Small Site Drainage Planreport states: “Theexisting impervious drained to Puget Sound
through 2-4” diameter ADS pipes going to the toe of the slope.” From plan sheet 1, it appears that these
existing pipes discharged to a splash pad on BNSF Railway property.If the applicant has an existing
permit from BNSF for this discharge, it may be sufficient for the new proposed discharge.If it exists,
please include it in the next submittal.If no permit from the railroad exists, the applicant would need to
obtain one from BNSF prior to the City approving these plans.
2.The Small Site Drainage Plandocumentreferencesmultiple Snohomish County Code (SCC) references.
Please remove these and cite the appropriate City of Edmonds requirements.
3.On sheet 2: Pipe anchors will be required for pipe runs at 20% slope or greater.This sheet shows pipe
anchors for concrete pipe.From the drainage profile, only HDPE pipe will be anchored.Show a detail
for the HPDE pipe anchors. Due to the thermal properties of this pipe, it must be free to slide in the
anchor.The 51 LF of HDPE pipe @61.96% slope shall be one section (no joints) anchored at both
ends. Other BNSF requirements may be needed or supersede City requirements.
DRAINAGE PLAN-Profile and Details(pg.2 of 2)
GENERAL
1)Please remove the Diffuser Tee detail from this sheet unless approved by BNSF. If thedetail is not
approved by BNSF, please provide a detail showing what is approved by BNSF.
SITE PLAN
GENERAL
1)The impervious surface amounts differ from the DrainagePlan. Please revise the plans to be consistent.
2)Clearly show the existing walkway on the plan.
