Per the drawings, the proposed driveway is less than 12’ and will need to be widened to a minimumof 12’. 3)Please note that the curb/gutter will be replaced to match existing as required by the City of Edmonds. The curb/gutter will need to be replaced if it is currently damaged or becomes damaged during construction. Contractor will need to verify whether the existing curb is vertical or curb/gutter with an overlay. 4)Please show the 2’ asphalt cut where thecurb/gutter will be replacedfor the new driveway approachor where any of the remaining curb/gutter will be replaced. 5)Please label what type of material will be used for the driveway. WATER 1)It appears that a fire sprinkler system is required for this property. The existing water service line from the watermain to the meter is not the appropriate size and a new tap will be required. a.Please show the new line from the watermain to thehouse. b.Please show theback of thewater meter located at the property line(where the water meter is within the right-of-way). c.Please add a note that a 1” meter is to be installed. d.Please label the water service line as1 ½” and note the pipe material and tracer wire. SEWER 1)Show the side sewer from the main to the house. 2)Please note if the sewer lateral is proposed or existing.If the existing side sewer and lateralis proposed to be reused, the sewerwill need to be inspected to determine if it can be reused. 3)Please label the pipe material and size. The sewer lateral must be 6”. Once on private property the sewer may reduce to 4”. Please add a note that the 6” cleanout at the property line will have a 12” cast iron lamphole cover with ½” hexbolts. 6)Please label the pipe material and size. The sewer lateral must be 6”. Once on private property the sewer may reduce to 4”. 7)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two 45° bends, and when there is more than 100’ between cleanouts. 8)Please show the invert elevations at the main and the house so that slope and coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. STORM 1)Please add the impervious surface chart in Handout #E72 to this sheet. Please note that if the site has more than 5000 sq ft of impervious surfaces, all stormwater management systems must be designed by a licensed engineer. The pre-sizing chart in Handout #E72A cannot be used regardless if less than 5000 sqftis proposed to different stormwater management systems. 2)Please add the breakdown of the impervious surfaces to sheet 4. 3)It is unclear if thecovered patio is included in the impervious calculations. If the patio is, change your impervious breakdown to read as ‘Roof Area’instead of ‘Buildings’. If not, please add the patio to the impervious surface calculations. 4)The infiltration rate must be obtainedper Edmonds StormwaterCodeSupplement, Appendix C.Please provide the associateddocumentationthat showsthatthe design infiltration rates were determinedper City Standards. The City is unable to complete the review of the proposed stormwater system until the infiltration rate is verified. Oncethe required documentation is provided the City will complete the engineering reviewof the stormwater system. 5)Please show an observation well on the infiltration trenches. 6)Pleaseshow where the footing drains will discharge to.Thefooting drains are not permitted to drain to the onsite stormwater management system unless approved by a licensed engineer. Typically they discharge to their own drywell system or to the City system.
