Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. City of Edmonds handouts,standard detailsand development codecan be referenced on the City website. GENERAL 1.Therequired parking spacemust be a minimum of 8 ½’x 16 ½’.Please provide a plan that showsthatthe required number of spaces can meet the required length and width. If reduced width stalls are desired (8’x 16 ½’) you may submit an additional plan showing the desired parking stall size and location. If you choose to install reduced widthstalls, a maximum of 50% of the total provided parking spaces may be sized at the reduced widthparking space dimensions as stated in the Edmonds Code 18.95.020. 2.Please revise the impervious surface calculations tonote the year of construction for all impervioussurface areas. 3.Please show the new building as newimpervious surface area in the impervious surface calculations. Although there is currently impervious surface area in thelocation of the proposed building, once the area is removed to baresoils the structure will be considered new impervious. 4.Please note all utilities as proposedor existing. 5.The oil/water separator located in the parking lotis not permitted to discharge to sanitary sewer. The oil/water separator shalldischarge to thestormsystem. a.Please revise the plansaccordingly. b.Please provide a detail of the oil/water separator. Please ensure that thesite has a Spill Kit Program in place to prevent the material/debris fromentering the City Storm system. If you do not have one in place you may contact John Loyd at ECOSSfor assistance in this matter(206-767-0432, john@ecoss.org). 6.Pleasenote that if irrigation is proposed in any landscape areas, the irrigation must be located on private property. Aseparate irrigation permit must be obtained from the City Public Works Department. Prior to final acceptance provide the City Cross-Connection Control Specialist, Linda McMurphywith a copy of the backflow test report. Test reports can be faxed to 425.744.6057 or e-mailed tolinda.mcmurphy@edmondswa.gov.Backflow testing will be requiredon an annual basis thereafter.
