3)Please add the utility purveyor information.

b.Please note that there is an existing maintenance agreement for the existing driveway that states
both Lots 1 and 2 are responsible for the cost of maintenance, operation and repair and/or
reconstruction of the driveway.(Recordingnumber 9305280043).
c.If the access cannot be taken from the existing driveway, please show a turn around on the

proposed driveway. The City will not approve vehicles to back out onto 76Ave W.
d.Please label what type of material will be used for the driveway. Please note that the driveway
must be asphalt form edge of road to the property line. Once on private property you may use a
different material.
e.Please showa minimum of 3’ separation betweenthe drivewayand the existing telephone pole.
TESC
1)If adding temporary erosion and sediment control (TESC) to the ‘Site, Utility, and Drainage Plan creates
an illegible plan sheet, please provide a separate‘TESC and Grading Plan’.
2)Please add grading calculations.
3)Pleaseshow the construction entrance andreference the Edmonds Standard Detail E1.2.
4)Please add a note to the plans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3.
5)Please reference the Edmonds Standard Detail E1.1for the installation of the silt fence.
WATER
1)It appears that a fire sprinkler system is required for this property. The existing water service line from
the watermain to the meter is not the appropriate size and a new tap will be required.
a.Please show the new line from the watermain to the house.
b.Please show the back of the water meter located at the property line (where the water meter is
within the right-of-way).
c.Please add a note that a 1” meter is to be installed.
d.Please label the water service line as 1 ½” and note the pipe material andtracer wire.

SEWER
1)Show the side sewer from the main to the house.
2)Please note if the sewer lateral is proposed or existing. If the existing side sewer and lateralis proposed
to be reused, the sewerwill need to be inspected to determine if it can be reused.
3)Please label the pipe material and size. Where the side sewer has 2 or more homes connected the sewer
must be 6”. Where the sewer line has only one home connected, the line may be 4”.
4)Add a note that if the existing sewer lineneeds to be replaced, a 6” cleanout at the edge of the City
easementlineis required. Please add a note that the 6” cleanout at the edge of easementwill have a 12”
cast iron lamphole cover with ½” hexbolts.
5)Show a cleanout located within 2’ of the house, at the property line, at any 90° bend, when there is less
than 3’ between two 45° bends, and when there is more than 100’ between cleanouts.
6)Please show the invert elevations at the main or connection point and the house so that slope and
coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)Please add the impervious surface chart in Handout #E72 to this sheet. Please note that if the site has
more than 5000 sq.ft.of new impervious surfaces, all stormwater management systems must be
designed by a licensed engineer.
2)Theexisting onsite stormwater system was designed for 5000 sqft of impervious surfacearea.Please
clearly show whatimpervious surface areasdrain to the existing system.
3)Show wherethe surface water runoff from the existing access drivewaydischargesto.
4)Please show where the catch basin located in theexisting access driveway discharges to.
5)You may discharge up to 5000 sqft of impervious surface to the existing system. Any additional surface
water runoff willneed todischargeto a separate system, designedper the current City Stormwater Code.
Clearly show the proposed surface area that will discharge to the existingsystem.
6)Clearly show which areas will discharge to the proposed system.
7)Clearly show the tightline connection to the stormwater managementsystem.
8)Please show how the surface water runoff from the proposed driveway will be collected and discharged
to the onsite stormwater managementsystem.

theexisting detention system.
10)Provide invert elevations for all pipes inthe catch basins.
11)Pleaseshow where the footing drains will discharge to.The footing drains are not permitted to drain to
the onsite stormwater management system unless approved by a licensed engineer. Typically they
discharge to their own drywell system or to the City system(i.e.discharge line from the detention
system).
DRY UTILITIES
1)Please add a note that all utilities must be underground.
