W Dear Ms. Neal: I have reviewed your resubmittal dated June 9, 2015for the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Lot Coverage: 1.It was noted that your lot coverage calculations changed between the site plan submitted on 2/26/15 and the site plan submitted most recently on 6/9/15. Since no changes were made to the building plans, it is unclear why the lot coverage calculations changed. Additionally, it was noted that the new lot coverage stated for the covered porch is 150 square feet, while the impervious surface calculations state that the covered porch is only 133 square feet.Although upto 30”of eavesmay be excluded from the lot coverage calculations, all eaves and other impervious surfaces must be included in the impervious surface calculations.Thus, the area of the covered porch should be larger in the impervious surface calculations than in the lot coverage calculations. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves.Thus, the footprint of the entire residence including the cantileveron the eastern side of the residence must be included in the lot coverage calculations. For the lotcoverage calculations, the footprint of the covered porch out to the supporting posts mustbe included, while the eaves beyond the support posts may be excluded as long as they do not exceed 30”. Please correct the site plan and building plans as necessary suchthat both the lot coverage calculationsand the impervioussurface calculations correctly reflect the proposal. Please submit a cover letter stating how the above comment hasbeen addressed as well as three copies of your revised site plan (includingone reduced copy) andtwo copies of any revised building plan sheets to a Development Services Permit Coordinator.
