The recording number for the short plat is not 4) referenced on the plans. There appears to also be a drainage and utility easementlocated over lot 1. It appears from the asbuilt of the short plat that a 1” water service line was installed; however fire requiresthe water service line to be 1.5”. Please show the new line to be locatedoutside of the new permeable pavement areas(within the drain and utility easement). Where this cannot be achieved trenchless methods to install the line will be required. Please note as such on theplans. 11/19/14 Comment-It appears that a fire sprinkler system is required for this property. Please verify that the meter installed is the appropriate size. a.Please showthe new line from the water meterto the house. b.Please show the back of the water meter located at the property line (where the water meter is within the right-of-way). c.Pleaseshow the water meterand add a note that a 1” meter is to be installed. d.Please label the water service line as 1 ½” and note the pipe material and tracer wire. 3)OK SEWER OK 1) OK 2) 2/6/15 –Comment was not addressed. The 1report from the Geotechnical Engineering provides testing and an infiltration rate for a stormwater system located in a differentlocation than what was shown in ndst the2Report. Thestormwater managementsystem and test pit locations shown in the1Report is nd consistent with what has been shown on theplan sheets. The 2Report shows infiltrationtesting completed in a location not consistent withwhere the stormwater management system is shown on the plans sheetsand provides no infiltration rates.In addition,the TESC and Grading Plan show a stormwater system; however, theseimprovements should be shown on theSite, Utility, Stormwater Plan. Show the stormwater system on thecorrect plan sheet. - Ensure that the location, sizing, etc.of the proposed stormwater managementsystemmeets all - City requirements as outlined in Handout E72B. Provide a Geotechnical Report that provides the infiltration rates at the location of the - proposed stormwater managementsystem as outlined in theCity’s Stormwater Supplement. The City will continue the stormwater review once this has been submitted. 11/19/14–Comments Below (For Storm) 1)The GeotechnicalReport provided by Earth Solutions dated 6/3/14, conflicts with the Geotechnical Report provided by Western Engineers dated 4/24/13 for the short plat. a)Earth Solutions statesthat at 4’ depth they ‘hit refusal on dense material’. The report from Western Engineers states that from 0”-48” they found medium to gravelly sandy loam. Please verify the soil material at 4’ depth. If the material is as stated by Earth Solutions, this suggests thatthis layer may be till and would not be receptive to infiltration. Please determine the thickness of this layer. b)Per the Edmonds Stormwater Code Supplement, if the infiltration test is conducted between May 1 and October 31, the correction factor shall be two times the correction factor listed in Table C- 1 (USDA method) or Table C-2 (modified PIT method in Appendix C of the Supplement. Please revise accordingly. 2)At this time the City will not continue review of the storm system until these items have been addressed.
