Dear Mr. Kongsomboot:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
Site Plan:
1.Please make the following corrections to your site plan:
a.Label the proposed carport on your site plan.
b.Indicate the lot areaon your site plan.
c.Ensure that allexisting and proposed drivewaysare indicated on the site plan.
d.Your site plan shows an existing carport on the northern side of the site; however, it appears that this
carport was previously removed. If this carport no longer exists, please remove it from your site plan.
e.Your site plan indicates an addition; however, the addition was completed under a different building
permit application. Please remove any indication that the addition is proposed as part of this application.
Height Calculations:
2.Please respond to the following comments regarding the height calculations:
a.The maximum allowed height in the RS-8zone is 25 feet. It appears that the proposed carportwill
comply with this requirement; however, please provide height calculations in order to ensure compliance
with the maximum allowed height. Refer to Handout #B41 for guidance on conducting height
calculations.
b.Your building elevation view indicates elevations of the original grade, maximum height and proposed
height. Please ensure thatonce you complete the height calculations on the site plan, the elevations of
the original grade, maximum height and proposed heightas shown on the building elevation view match
what is shown on the site plan.
c.Indicate the location and elevation of the datum point used for the height calculations on your site plan.
Lot Coverage:
3.Lot coverage isdefined as the total ground coverageof all buildings or structures on a site
measured from the outside of external walls or supporting membersexcluding a maximum of 30” of eaves.
The maximum allowed lot coverage for the RS-8zone is 35 percent of the net lot area. Please provide lot
coverage calculations on your site plan, keeping in mind that the calculations must include the footprint of the
existing residence (excluding up to 30” of eaves)including all cantilevers, proposed carport, and any other
existing or proposed structures.Please state the lot coverage in total square feet as well as calculated as a
percentage of the netlot area.
Please submit three copies of your revised site plan (includingone reduced copy) and two copies of any revised
building plan sheets to a Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays,
Thursdays, and Fridays between 8:00am and 4:30pm, and Wednesdays between 8:00am and noon.If you have any
