During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these

REVIEW CORRECTIONS #2
Plan 1: Site Plan:
1. 5/21/15 Completed.
2. 5/21/15 Partially completed. Per Edmonds Community Development Code Section 18.30.060, any new
development or redevelopment with more than 2,000 square feet of new impervious surfacing shall be required to
provide storm water mitigation. New impervious surface is the roofline of a structure, concrete or pavement areas that
have been constructed or proposed for construction after 1977.
a. Please provide a breakdown of all impervious surface (see example below) on the site and the year each was
constructed.
b. If the total of the impervious surface constructed after 1977 is 2000sf or over, stormwater management is required.
Please see Handout E72, E72A and E72B (on our website-see above) for stormwater management methods and
requirements.
The total amount of impervious surface to design for is 2536 sf.
A stormwater infiltration system is shown on the plans but an infiltration rate report and testing results
were not submitted. All Low Impact Development systems for runoff of impervious surface amounts over
2000 sf must be sized using a sizing rate based on the site’s infiltration rate. Please see the Handout
E72B for more information. The Stormwater Supplement Appendix C describes the acceptable methods
for obtaining infiltration rates. Once the site’s infiltration rate is determined then the rate and the
impervious surface total can be used in the formula on page 9 of the E72B handout.
If you choose to use a standard detention system instead, there is sizing based only on the amount of
impervious surface available in the handout E72A.
