During review of the subject submittal, it was found that the following information, corrections, or

GENERAL
1)As changes are made to each sheet, please make sure that all sheetsare consistent.
2)Please show the sidewalk on each plan sheet.
3)Please note that if the sidewalk does not meetADA standards, the sidewalk will need to be replaced.
4)From the plat plans for the property, it appears that the curb/gutter and sidewalk followthe curvature of
the cul-de-sac; however, the plans show the curb cutting through the cul-de-sac. Please review and
revise as needed.
SITE PLAN(pg.C1 of C3)
GENERAL
1)Please add a note to the plans that state the existing utilities will be removed and/or capped under the
demolition permit(BLD20141102).
2)The maximum driveway width for a home with a2-Car garage is 24’ per Edmonds Standard Detail
E2.26. Please revise the plans accordingly.
3)Please remove the fire calculations from the Site Plan.

GRADING & STORMWATER PLAN (pg. C2 of C3)
1)Please revise the title of the sheet to ‘Stormwater & utility plan’.
2)Please add the grading to the ‘Erosion & Sediment Control Plan’.
3)Please show only the proposed topographic lines.
4)Please lighten the topographic lines.
5)Please remove all survey notes from this plan sheet.
WATER
1)It appears that a fire sprinkler system is required for this property. If there is an existing water service
line from the watermain to the meter it will not be the appropriate size and a new tap will be required.
a.Please show the new line from the watermain to thehouse.
b.Please show theback of thewater meter located at the property line(where the water meter is
within the right-of-way).
c.Please add a note that a 1” meter is to be installed.
d.Please label the water service line as1 ½” and note the pipe material and tracer wire.
SEWER
1)Please show the sewer from the main to the house on this plan sheet.
2)Please note if the sewer lateral is proposed or existing. If the existing side sewer and lateral is proposed
to be reused, the sewer will need to be inspected to determine if it can be reused. If the lateral is a new
connection, please label the connection at the main as a romac inserta tee.
3)Please label the pipe material and size. The sewer lateral must be 6”. Once on private property the
sewer may reduce to 4”.
4)Show a 6” cleanout at the property line. Please add a note that the 6” cleanout at the property line will
have a 12” cast iron lamphole cover with ½” hexbolts.
5)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two
45° bends, and when there is more than 100’ between cleanouts.

6)Please show the invert elevations at the main and the house so that slope and coverage can be verified.
If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)Please add the impervious surface chart in Handout #E72 to this sheet. Please note that if the site has
more than 5000 sq ft of impervious surfaces, all stormwater management systems must be designed by a
licensed engineer.
2)Please add the breakdown of the impervious surfaces to sheet C2.
3)The surface water runoff from the driveway must be collected and discharged to the onsite stormwater
managementsystem. The runoff may not discharge over landscape surfaces prior to discharging to the
stormwater system.
a.Please show a collection basin within the driveway.
b.Please show the line from the basin to the stormwater management system.
4)It appears fromthe plans that the slope of the slope of the detention pipe is proposed at approx. 1.43%;
however, the slope shall be 0.50% to 0.75%. Please revise the plans accordingly.
5)The detention pipe scales at 32ft. Please revise the plans to scale at 35ft.
6)Please provide rim and invert elevations for all pipes within the catch basins(both onsite and within the
right-of-way).
DRY UTILITIES
1)Please show the dry utilities on the plans so that utility separation can be verified.
2)Please add a note that all utilities must be underground.

EROSION& SEDIMENT CONTROL PLAN (C3 of C3)
GENERAL
1)Please revise the title to state ‘Grading, Erosion & Sediment Control Plan’.
2)Please add grading calculations to this plan.
3)Please replace the silt fence detail and replace with the Edmonds Standard Detail E1.1.
4)Please add a note that a silt fence shall be added as needed per Edmonds Standard Detail E1.1.
5)Please replace the rock construction entrance detail and replace with the Edmonds Standard Detail E1.2
for a construction entrance.
6)Please add a note to theplans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
