During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

The engineering division cannot complete the review at this time due tounclear/lack of informationthat
hasbeenprovided.A list of items is provided below; however, they are meant as a guideline. Once the
revised plans have been submitted, engineering will complete the reviewand provided comments.
STORM
1)Impervious surface chart
a.It appears that the ‘Site Area Calculations’ are a combination of impervioussurface calculations
and Lot Coverage. That chart will need to be split up into two separate charts. Impervious
surface areas calculations include allimpervious areas, not just thebuildingfootprint (i.e. roof
lines, concrete, asphalt, and gravel areas, etc.).Any questions on Lot Coverage Calculations can
be directed to the Planning Department.
b.Show the impervious surface chart found in Handout #E72 on the plans.
2)In the scopeof work it is stated that the existing house footprint will be rebuiltwith additional floor
area. What does this mean?
a.If the foundation is removed to bear soils, the new foundation will be considered new impervious
regardless if the foundation is replaced in the exact location as the existing.
b.Please revise the note accordingly to clearly state what work is intended.
3)On the proposed site plan it states “Existinggarage encroachment into north setback yard to remain
unchanged. Garage will have existing roof and structure replaced”. What does this mean? Is the
foundation to be removed and replaced or is the foundation to remain?

4)If the amount of new impervious surface exceeds 2000sf constructed after 1977, a stormwater
management system will be required. Please revise the plans as needed to meet the City Stormwater
requirements.
5)Site Plan
a.The Site Plan needs to show the roof linesclearly.It is unclear if what is shown is roof line or
foundation line.
b.The Site Plan needs to clearly show which areas of the foundation will not be demoed and which
areas willremain.
6)Driveway / Walkways
a.In the existing Site Plan it is stated the impervious area of the driveway is 710sf. In the proposed
Site Plan, it states the following “Existing concrete driveway to remain unchanged. 720sf”. If
the driveway is remaining the same why is there a discrepancy in the impervious surface
amounts? If area is to be added to the driveway, please clearly delineate between the existing
and the proposed. Please revise accordingly.
b.If theprivatesidewalk is to be removed, it will be considered new impervious surface area.
Please revise the impervious surface calculations accordingly.
7)Deck
a.Please label the deck as impervious or pervious. If the deck is a spaced deck with landscape
below, it would be considered a pervious deck and would not be counted towards the impervious
surface areas.
UTILITIES
1)All utilities need to be shown on the plans, water, sewer, storm, etc.
