Throndsen Email: Ithrondsen@msn.com Dear Mr. Throndsen: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Site Plan: Your site plan must include all minimum required information as shown on the sample site plan handout (#1357), including lot area, lot coverage calculations, etc. The information is already provided on sheet CS -2. Please revise the site plan to include this information. Height Calculations: For the height of the proposed addition, please provide the information required in the City's Height Calculation Information handout (#1341). The City's height requirements have changed over time and the Development Services Department does not have records showing how the height of the house was calculated based on current height calculation standards. Please provide the following: a. Provide height calculations on the site plan. Refer to Handout #1341 for guidance. Since the addition is proposed to be attached to the residence, the height rectangle for the height calculations must be the smallest rectangle that encompasses all of the existing house together with the proposed addition. b. The height rectangle and elevations of all four corners of the height rectangle must be indicated on the site plan. c. Indicate the datum point (including what it is and its elevation) on the site plan. d. The maximum allowed height for the residence and attached structures within the RS -12 zone is 25 feet above original grade. Indicate the average grade, maximum allowed height, and proposed height on the site plan as well as on the building elevations. Critical Areas Determination: We do not have a critical areas determination on file for the property. Since the proposal includes disturbing ground in order to construct the proposed addition, a critical areas checklist and associated $155 fee is required. Please complete and return the critical areas checklist (including owner's signature) with the $155 fee (#P20). If it is found that any critical areas are located on and/or adjacent to the site, additional study may be required. Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
