Date:January 16, 2015
To:Steve Butterfield, sbutterfield@tgbarchitects.com
From:Fire Marshal John J. Westfall 425.771.0213
Subject:BLD2014-1246 GBH Holdings TI, 311 Edmonds St
This Review is conducted in accordance with 2012 IFC and Edmonds Community Development
Code.
1) Clearly identify the groups and configuration of R2, B, and (storage/S2) occupancies
within building. Callout separated or non-separated uses and include all proposals how
you are intending to meet requirements. IBC 104.10 & .11
2) Clearly identify elevations and scale for separations and distance/orientation to openings
throughout building. Fire reviewer would like to further evaluate the apartment openings at
West elevation and stairs at East.
3) What is the nature and inventory of ACCESSORY STORAGE USE (S2)? Will this meet
the accessory requirements to the major occupancy type on first floor in lieu of calling out
as an independent group? Can the space be revised? IBC 508.2
4) Sheet A0.11 PROJECT INFORMATION: IEBC is cited, however it is unclear what
requirements by reference you wish to invoke. IBC Chapter 34 for EXISTING BUILDING
may alternatively meet your performance needs. Callout your intent with existing
requirements and new conditions in place.
5) Sheet A0.11 PROJECT INFORMATION: No smoke detection system or fire alarm is
required for Group B or S2 and no work is indicated in R2. What is your scope/intent for
fire alarm and smoke detection permit?
6) Sheet A0.11 DEMOLITION PLAN: Callout existing uses.
7) Sheet A0.11 EXISTING GARBAGE CANS UNDER STAIRS must be relocated to
eliminate hazard exposure. IFC 304.2
8) Sheet A2.01 Callout construction details as reference for existing stairs serving R2 above
and existing STORAGE roof.
9) Sheets A0.11 & A2.01
ASSEMBLY between floors? For instance, unrated columns and unrated
assemblies/furring walls are incompatible to support a 2 hour fire rating.
