During review of the above noted application, it was found that the following information,
corrections,or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to a permit coordinator.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm. The Permit Center is closed on
Wednesdays.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1.As requested in the May 6, 2015 email from Linda Thornquist, please provide a site plan at 1:10
or 1:20 scale.
2.All easements shall be shown on the site plan.
3.Callout pipe material and size of pipe for all pipe runs.
4.Erosion controlmeasures shall be shown on the plans and City standard details referenced.
5.The sewer cleanout at theproperty line shall have a 12”cast iron lamphole cover consistent with
City standards and the approvedsubdivision civils. In addition, cleanouts in concrete or asphalt
surfaces shall also have a cast iron lamphole cover (althoughmeeting theCity standard on
private property is not required). Please revise plans to indicate these requirements.
6.The storm pipe in the driveway from the new CB to thepoint of connection to thetightline
system at the house has a foot or less of cover. Pipe under a driveable surface shall have2-feet
of cover or the material shall be ductile iron pipe. Please revise plans accordingly.
7.Show flow arrows/direction of driveway slope of the driveway to confirm all stormwater runoff
will be directed to the proposed catch basin.
8.As discussed in previous communications, the stormwater report for the subdivision
development indicates an allotmentof 2189sf of impervious surface area for Lot 3. However,
you indicated your preference to reduce the allottedarea for Lot 2 to accommodatethe 2262sf
proposedfor the subject SFR development. Please include a breakdown of impervious area for
all lots and the ROW on the drainage plan/site plan.
9.A stormwater conveyance pipe owned by thedevelopment to thesouth, runs along the west
property line of the subjectparcel. Additional informationneeds to be provided to verify the
proposed development will not impact the existing storm pipe by placing a surcharge on the
pipe or undermining the bedding for the pipe. Please provide a cross section detail that shows
the existing grade, finished grade, pipe depth, footing depth for new home and area of
disturbance.
10.The plans refer to a modified/moved drainage easement for the above noted pipe, but states this
occurredper 901060446, which appears to bethe original easement recordingnumber.While it
is acceptable to reference this number, the modification to the easement location is not per this
recording document and should be noted accurately.
11.Please provide a utility plan sheet for thesubdivision as a reference document that shows the
entire detention system, all utility connections tothe City system, water meter location, etc.
