Dear Mr. Gedney:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Proposed New Deck:
1.The 231 square foot deck proposed on the west side of the house extends
approximately8 feet into the 20-foot front setback. Section 16.20.404.C of the Edmonds
Community Development Code (ECDC) permits uncovered and unenclosed porches, steps, patios,
and decks into a required setback not more than one-third of the required setback, or four feet,
whichever is less; providedthat they are no more than 30 inches above ground level at any point.
One-third of the required20-foot setback is slightlyover 6 ½ feet making the four foot
encroachment the applicable distance in this case. Therefore, the proposeddeck will need to be
shortened by approximately4 feet. Please submit a revised site plan showing this correction.

2.Prior to submitting the revised site plan to reflect the changes to the deck, please make
the followingminor corrections on the site plan as well:
Height Calculations:
Indicate the location and elevation of the datum point used for the height calculations on your
site plan.I could not locate the datum point on the site plan submitted. Also, please move the
locations of height points B and C to the east to be in line with the existing covered patio.
This may require a recalculation of the average height and maximum height limiton the site
plan and elevation/section sheet. (Please note the current totalof all four height points is
incorrect, the total should be 415.7 not 417.7 and the actual building height needs to be
corrected).
Lot Coverage:
Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting membersexcluding a maximum of
30” of eaves.Please include in your lot coverage calculations the portion of the proposed
entry cover where the cover exceeds 30” from the house wall and the existing covered patio
area.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of any
revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
