bld20150032-Memory Care-2.docx CITY OF EDMONDS PLAN REVIEW COMMENTS ENGINEERING DIVISION (425) 771-0220 City Website: www.edmondswa.gov DATE: May 28, 2015 TO: Jeff Yates Jeff@RJDevelopmentservices.com FROM: JoAnne Zulauf, Engineering Technician RE: Application #: bld20150032 – Second Review Project: Edmonds Memory Care nd Project Address: 21006 72 St SW During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a permit coordinator. City of Edmonds handouts, standard details and development code can be referenced on the City website. GENERAL 1. Received Bond Worksheet. There are a few discrepancies between the plans and the worksheet. Also water and sewer were not included. I have attached a copy of the worksheet with the changes in red. Please review and correct as needed. A1.01 – SITE PLAN - Completed STORMWATER REPORT Technical Information Report (12/31/2014) 8. 5/28/15 The WWHM2012 modeling does not represent what is in the drawings – The bottom orifice and riser pipes are larger in the drawings and vault dimensions are off. Remodel using the Appendix D – The modeling uses an orifice size less than 0.5 information from the drawings. inches. As stated in Section 4.7.4. of the ESCS, the minimum orifice size is 0.5 inches due to clogging concerns. Always be sure and download the latest version of WWHM2012, the program has MANY bugs. The Clear Creek Solution has the latest free downloads available (http://www.clearcreeksolutions.com/SearchResults.asp?Cat=17 ). While this website says the latest update is 8/18/2014, it is not. The latest they have on their website was actually updated 01/28/2015 (see change log on the website). bld20150032-Memory Care-2 Page 1 of 2 Plan Sheets 9. 5/28/15 It does not appear that there are risers 50 feet apart in each compartment of the The vault needs access manholes every 50 ft. for vault. This is required for maintenance access. maintenance. 10. 5/28/15 Control Structure Detail – The riser is modeled as an 18 inch pipe, The detail shows 12 inch pipe, please reconcile. Also, this detail shows a shear gate which is in conflict with City of Edmonds standard detail E5.4 on Sheet 8.0. Having two details is confusing to a contractor. Use Detail E5.4. We do have this detail in AutoCAD format for addition of elevations on our website (http://www.edmondswa.gov/engineering-standards/section-5-storm-drainage.html ). The east inlet to the vault have a invert elevation of 397.0, only 1 foot above the bottom of the live storage. The pipe also has a 10.71% slope. Making the inlet at a higher elevation would reduce backup in the pipe. The Flow Control Structure detail on Sheet C8.0 needs elevations for the office(s), top of the riser and the notch match that the modeling so it can be constructed properly. Also, make the notch a rectangular notch to match the modeling. Please provide structural calculations for the concrete vault structure. Review 11. 5/28/15 will be sent out for third party review. Cost will be pass through. The structural design of the vault has (not) been sent out for peer review. Comments will be forwarded when review is complete.
