During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

SITE PLAN
General
1)Please add the allowable impervious area to the impervious area chart.
Total allowable impervious PGIS area –1515 sqft
Total allowable impervious surface area(including PGISarea)-4,754 sqft.
WATER
1)It appears that a fire sprinkler system is required for this property.
a.Please add a note that a 1” meteris to be installed.
b.Please label the water service line as 1 ½” and note the pipe material and tracer wire.
2)Please show a minimum of 10’ separation from the sewer and water. This requirement is from the
mainline to the structure. Once within the building footprint, please refer the building department for
separation requirements.
3)The location of the water does not meet the required 3’ miminum separation from the dry utilities (i.e.
phone, gas, power, etc.). Please revise the plans accordingly.

SEWER
1)Please show a minimum of 10’ separation betweenthe sewer and water. This requirement is from the
mainline to the structure. Once within the building footprint, please refer the building department for
separation requirements.
2)Please note the pipe size and material.
3)Please provide an invert elevation at the house sothat pipe slope and coverage can be verified.
STORM
1)Pleaseclearly note which line is for the roof drains and which is for the footing drains. As the note
reads it appears that both can discharge to either pipe.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
