During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

SITE PLAN
General
1)Per the Drainage Report completed with the Murata short plat, the allotted impervious area permitted for
Lot 1 to discharge to the onsitestormwater management system is 3,378 sqft. The proposed amount is
4,657 sqft.
a.Please submit a revised drainage report from theengineer of record thatallows for the additional
impervious area to discharge to the onsite stormwater managementsystem. Please clearly show
howmuch impervious area is allotted per lot, the existing impervious area not discharging to the
onsite stormwater managementsystem,and state if there is additional area that may be used by
any of the three lots. This information will need to be on the recording documents for the
Murata Short Plat.
b.Or, you will need to decrease the size of the impervious area such that the proposed area is
consistent with theapproved drainage report.
2)Please note on the plans theportion of thedriveway located within the right-of-waymust be asphalt
from theedge of road to the property line.
3)Please show all easements and reference the recording number for the plat.

WATER
1)Clearly distinguish the portions of the water service line that was installed with the short plat and the
portion proposed to be installed.
2)It appears that a fire sprinkler system is required for this property. Please verify that the meter installed
is a 1”meter.
a.Please show the back of the water meter located at the property line (where the water meter is
within the right-of-way).
b.Please label the water service line as 1 ½” and note the pipe material and tracer wire.
3)It appears from the plans that the water and sewer do not meet theCity standard of 10’separation
between water and sewerlines. Please show that there is a minimum of 10’ separation from the sewer
and water.
SEWER
1)Please show a 6”sewer cleanout at the property line (where the cleanout is locatedin the right-of-way).
2)Clearly distinguish the portions of the sewer that was installed with the short plat and the portion
proposed to be installed.
3)Show that there is a minimum of 10’ separation from the sewer and water.
STORM
1)Clearly distinguish the portions of the stormthat was installed with the short plat and the portions
proposed to be installed.
2)Please show the connection of the roof drains to the stormwater managementsystem.
3)Please show the connection of the footing drains to the stormwater system.
4)Please show how the runoff from the driveway will be collected and discharged to the onsite stormwater
management system.
a)If a catch basin is to be installed, provide rim and invert elevations for all pipesinthecatch
basin.

DRY UTILITIES
1)Please add a note that all utilities must be underground.
2)Please show all the utilities to the house (i.e. power, phone,cable, etc.). There must be a minimum of 3’
separation from thedry utilities and water, sewer, storm.
3)It appears that a utility vault/pedestalis being placed over the storm system.Please relocatethe
vault/ped, such that there is a minimum of 3’separation from water, sewer, and storm.
TESC
1)Please provide an Erosion andGradingPlan.
2)Please add grading calculations.
3)Please show the construction entranceand referenceEdmonds Standard Detail E1.2.
4)Please add a note to the plans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3.
5)Pleaseshow andreference the Edmonds Standard Detail E1.1 for the installation of the silt fence.
