Dear Mr. and Mrs. Schultz:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Scope of Work:
1.Please indicate whetherany changes are proposed to the size(s) of the existing
upper and/or lower decks, or if you are proposing to simply replace them as is.
Property Dimensions:
2.According to Snohomish County Assessor’s records, the subject site has the
following legal description: Section 25 Township 27 Range 3 Quarter NW YOSTS 1ST ADD TO
EDMONDS PLAT OF BLK 002 D-01-N 60FT LOT 4 AKA PAR A OF SP S-36-76 REC AFN
7609080270.
Please refer to the enclosed copy of short plat File No. S-36-76, which indicates the subject site
(Parcel A)as being 60 feet by 119 feet, not 60 feet by 130 feetas indicated on the site plan. Please
correct this discrepancy or provide sufficient documentation indicating that the property dimensions
as shown are correct.If it is helpful, you may utilize the enclosed site plan from the original permit
for the existing residence(BLD19830444)as a base for correcting the propertydimensions on your
site plan.
Site Plan:
3.Please make the following correctionsto your site plan:
a.Your site plan must be drawn to scale. A scale of 1”= 20’is preferred. As discussed above,
you may utilize the enclosed site plan from the original permit for the existing residence
(BLD19830444)as a basefor correctingyour site plan.
b.After making the above requested correction to the property dimensions, please update all
applicable data on the site plan including the lot area, proposed setbacks, etc.
c.It appears that thereareupper and lower levels to the existing deck. Please indicate both levels
of the deck on the site plan and indicate whether both levels are proposed to be replaced.
Setbacks:
4.After making the above requested correction to the property dimensions, please indicate
the shortest distances from the proposed deck and stairsto all property lines in order to ensure
compliance with setback requirements. Minimum required setbacks for the RS-6zone applicable to
the subject siteare as follows:
Street Setback = 20’ measured from the easternproperty line
Side Setbacks = 5’ measured from the northernandsouthernproperty lines
Rear Setback = 15’ measured from the westernproperty line

5.Pleaseprovide an elevation view indicating the heights of the upper and lower decks.

Lot Coverage:
6.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting membersexcluding a maximum
of 30” of eaves. The maximum allowed lot coverage for the RS-6zone is 35 percent of the net lot
area. Thank you for providing the proposed lot coverage on the site plan; however, additional
information is necessary in order for staff to verify this number.Please provide a breakdownof the
lot coverage calculations including the footprints of all existing and proposed structures (excluding
up to 30” of eaves), including the footprint of the residence, garage, proposed replacement decks,
stairs, and any other existing or proposed structures.
Please submita cover letter addressing how each ofthe above items have been addressed as wellasthree
copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan
sheets to a Development Services Permit Coordinator. Ouroffice hours are Mondays, Tuesdays,
Thursdays, and Fridays between 8:00am and 4:30pm, and Wednesdays between 8:00am and noon.
