During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.gov/under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please add a note: Erosion control shall be provided to City of Edmonds standards and maintainedby
owner/contractorthroughout project.
2)Please add a note: Filter socks will be placed in catch basins within project vicinity as needed per
Edmonds Standard Detail E1.3.
3)Please add a note:All disturbed soils will be compost amended.
4)Please show the location of the water service line from the water meter to the house.
5)Please label on your site plan the “ 6” Shared Sewer Line” and show the private sewer easement.

6)There is a city storm and sewer easement(easement 174344)at the front of your propertyalong 10Ave N.
Please show the easement on your site plan. Attached area map and the recorded easement for your
reference.
Please correctly label the street and show the curb and gutter. Please make sure to extend driveway to

8)Please provide on your site planthe impervious surface Table from the “Site Classification Worksheet”.
9)Please provide on your site plan the date of construction for all impervious surfaces. Please adjust the Site
ClassificationWorksheettable accordingly.
10)Please note that if impervious surfaces constructed after 1977 exceed2000sqft, a stormwater
management system will be required. Please show the stormwater system if required. See Handout E72.

11)The Impervious Area Calculation on your site plan isnot consistentwith the Site Classification Worksheet
table. Please adjust/clarify impervious surface numbersseparating existing, existing post 1977 andproposed
post 1977.
12)With the demolition of the existingdriveway,taking the area down to exposed soils, the proposed garage
and addition is considered new impervious surfaces. They should be listed on the site classification table
as Replaced Regulated (Line 2) where the driveway currentlyexist and New (Post 1977, Line 3) were
the driveway does not. Please adjust the Site Classification Worksheet table accordingly.
13)The new walk/driveway should be labeled as proposed and would fall within New(post 1977) on the table.
Also, please provide on the site plan the proposed impervious material (concrete, asphalt, etc.).
14)The driveway approach width for a two car garageshall not exceed 24’, see Standard Detail E-2.26. Again,
regarding the proposed walkway/driveway, it would be ok to have a walkway from the right of way to the
house entrance separating the driveway and walkway in order to meet the city driveway approach standard,
as well as to minimize impervious surfaces. Another option to meeting city standardsand gaining access to
the proposed two car garage would be to implement a curved driveway outside of the right ofway starting at
the property line.
15)Please show and label the walkway within the backyard and any other impervious surfaces not counted for
on your site plan, please provide area as well.
