Dear Mr. Shapiro:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Property Dimensions:
1.According to Snohomish County Assessor’s records, the subject site has the
following legal description: SHERWOOD VILLAGE BLK 001 D-00-TR 2. Please refer to the
enclosed copy of the Sherwood Village plat, which indicates Tract 2 of Block 1 as being 90 feet by
120 feet, not 95 feet by 130 feet as indicated on the site plan. Please correct this discrepancy or
provide sufficient documentation indicating that the property dimensions as shown are correct.
Site Plan:
2.After making the above requested correction to the property dimensions, please update
all applicable data on the site plan including the lot area, proposed setbacks, etc.
Setbacks:
3.After making the above requested correction to the property dimensions, please indicate
the shortest distances from the proposed deck and roofto all property lines in order to ensure
compliance with setback requirements. Minimum required setbacks for the RS-8 zone applicable to
the subject siteare as follows:
Street Setback = 25’ measured from the southernproperty line
Side Setbacks = 7.5’ measured from the easternandwestern property lines
Rear Setback = 15’ measured from the northern property line
Height Calculations:
4.Please respond to the following comments regarding the height calculations:
a.Indicate the datum point utilized for the height calculations on the site plan. The datum point
must be a permanent point that will not move during construction, such as the top of a fire
hydrant, water meter lid, catch basin, etc. Please indicate what was used as the datum point on
the site plan as well as its location and elevation.
b.The elevation of the SW corner of the height rectangle was rounded up within the height
calculations; however, numbers cannot be rounded up. Based on the elevation shown on the
site plan, the elevation of the SW corner should be 355.9 feet within the height calculations.
c.When conductingthe height calculations,none of the numbers may be rounded up. Thus, the
elevations of the average grade and maximum allowed height must be reduced so that they are
not rounded up.
d.The elevations of the corrected average original grade, maximum allowed height, and proposed
height must be indicated on the site plan and building elevations. The elevation of the proposed
height was not originally stated on the site plan, so this needs to be addedas well.
e.Refer to Handout # B41 (enclosed) for additional information on height calculations.

Lot Coverage:
5.Lot coverage is defined as the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting membersexcluding a maximum
of 30” of eaves. The maximum allowed lot coverage for the RS-8zone is 35 percent of the net lot
area. Lot coverage calculations must be provided separately from the impervious surface
calculations. Therefore, please provide a breakdown of the lot coverage calculations including the
footprints of all existing and proposed structures (excluding up to 30” of eaves), including the
footprint of the residence, proposed deck,stairs,and any other existing or proposed structures.
Please submita cover letter addressing how each of the above items have been addressed as wellasthree
copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan
sheets to a Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays,
