During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments canbe accessed at

GENERAL
1)Please note, that because there is curb/gutter, you may install concretefor the driveway approach(from
the back of curb to the property line) if you choose.
2)Please show the curb cut for the existing driveway and add a note that the curb cut will be removed and
replaced.
3)Please add a note to the plans that state the existing utilities will be removed and/or capped under the
demolition permit(BLD20150120).
WATER
1)It appears that a fire sprinkler system is required for this property.
a.Please show the back of the water meter located at the property line (where the water meter is
within the right-of-way).
b.Please add a note that a 1” meter is to be installed.
c.Please label the pipe material and tracer wire.
SEWER
1)The proposed plans state ‘prop. connect new 4” side sewer to ex. stub’. The sewer lateral(the portion of
sewer from the main to the property line)must be 6”. Therefore, if the lateral is not 6” you will be

required to install a new connection at the main(romac inserta tee). Once on private property the side
sewer may reduce to 4”.
2)If thesewer lateral is 6”, please note if re-using existing sewer lateral the conditionmust be verified by
City’s Public Works Dept. Contact Edmonds sewer division, 425-771-0235. If the sewer division finds
the lateral inadequate, the sewer lateral cannot bere-used.
3)Show a 6” cleanout at the property line(where the cleanout will be located within the right-of-way).
Please add a note that the 6” cleanout at the property line will have a 12” cast iron lamphole cover with
½” hexbolts.
STORM
1)It is unclear which LID stormwater management system you are proposing. Please clearly state what
system (as written in Handout #E72B) is proposed and size accordingto Handout #E72B.
a.If the proposed system deviates from the options provided in the City Handouts, the system will
need to be engineered. For instance, if the system proposed is to discharge to detention and then
discharge to an infiltration system. The sizing of the detention and infiltration systems will need
to be designed by a licensed engineer. If at any time it is unclear if the system has to be designed
by an engineer, please don’t hesitateto ask.
b.Once a system is proposed the City will continue the review of the stormwater management
system.
2)The surface water runoff from the driveway must discharge directly to a catch basin. If the catch basin
is to remain as indicated on the proposed plans, please show the how the surface water runoff will
discharge to the catch basin and not onto the landscape areas around the catch basin (i.e. place concrete
around the catch basin).
3)Please provide rim and invert elevations for all pipes within the catch basins.
4)Typically, the footing drains cannot discharge to the stormwater management system.
a.If the footing drains will discharge to the onsite stormwater management system, please provide
engineering calculations showing that the system is designed for them.
b.Otherwise, please show the footing drains discharging to a separate system (i.e. drywell, etc.).

Engineering Plan Review Comments
The following comment is from the City’s Stormwater Engineering Program Manager, Jerry Shuster,
P.E.
1)The infiltration trench is located approximately 4 to 6 feet higher in elevation than that of the neighbor
to the west.Infiltration used on this property may cause water to impact the neighboring property if not
properly designed.Please confer with your geotech on proper placement once you have determined the
size of infiltration system required to comply with stormwater regulations.
DRY UTILITIES
1)Please remove any existing utilities.
2)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified.
3)On the proposed plans, the power does not meet the minimum separation of 3’ from sewer. Please
revise the plans accordingly.
4)The City will not approve the PUD line to run within the City’s right-of-way, parallel to the property
line. Please show the PUD line running straight from the pole into private property. Once on private
property the line may run as needed.
5)Please add a note that all utilities must be underground.
TESC and Grading Plan
GENERAL
1)Please replace the silt fence detail and replace with the Edmonds Standard Detail E1.1.
2)Please replace the rock construction entrance detail and replace with the Edmonds Standard Detail E1.2
for a construction entrance.
3)Please add a note to the plans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
