Dear Ms. Emmons:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the
following information, corrections, or clarifications will need to be addressedbefore review can continue:
Decks and Stairs:
1.Please label the portions of the existing and proposed decks and stairs that exceed
30”in height above grade and those portions that are less than 30”above grade. The purpose of this is
to help clarify the portions of the decks and stairsto beincluded in the lot coverage calculations (see
Comment #3 below).
Height Calculations:
2.Please respond to the following comments regarding the height calculations:
a.Indicate the datum point utilized for the height calculations on the site plan. The datum point must
be a permanent point that will not move during construction, such as the top of a fire hydrant, water
meter lid, catch basin, etc. Please indicate what was used as the datum point on the site plan as well
as its location and elevation.
b.An average height of 18’-3”is indicated on your site plan. It appears this is the proposed height as
measured over the average original grade, but pleaseconfirm if this is the case and clearly indicate
the proposed height on the site plan.
c.In addition to being indicatedon the site plan, the elevations of the average original grade,
maximum allowed height, and proposed height must be indicated on building elevations.Please
add themto your building elevation views.
d.Refer to Handout # B41 (enclosed) for additional information on height calculations.
Lot Coverage:
3.Lot coverage is defined as the total ground coverage of all buildings or structures on a
site measured from the outside of external walls or supporting membersexcluding a maximum of 30” of
eaves.This must include all covered entries, covered decks, and uncovered decks/stairs that exceed 30”
in height over ground level. It is unclear if all necessary structures were included in the lot coverage
calculations.Therefore, please provide a breakdownof the lot coverage calculations including the
footprintof theexisting residence and proposed addition(excluding up to 30” of eaves), covered entries,
existing and proposed decksandstairs(if covered and/or if over 30”in height),the shed, and any other
existing or proposed structures.
Please submita cover letter addressing how each of the above items have been addressed as wellasthree
copies of your revised site plan (includingone reduced copy) and two copies of any revised building plan
sheets to a Development Services Permit Coordinator. Ouroffice hours are Mondays, Tuesdays, Thursdays,
and Fridays between 8:00am and 4:30pm, and Wednesdays between 8:00am and noon.If you have any
