During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the Government tab and
Public Works| Engineering under Departments:
General Plan:
1. Civil plans are not to scale. Resubmit scaled drawings for review.
Site Plan:
1. Please add note to plan regarding referencing the civil drawings for utility information.
2. Please add note on plans “All utilities will be installed underground.”
3. Add note to plan: “An assessment of the condition of the existing curbing will be determined on
site by the engineering inspector”. Curb in poor condition or damaged by construction
activities shall require replacement.
4. Pavers are not an approved material for the right of way. This means that the portion of the
driveway (and the sidewalk) between the property line and the road must be concrete or
asphalt. The City does review on a case by case basis the option of obtaining an
encroachment permit which then transfers any liability or problems with the pavers in the right
of way to the property owners. Attached please find an encroachment permit application. This
application would need to be submitted prior to building permit issuance but the review and
approval is not required prior to building permit issuance. In short, two options:
a. show an approved material between the property line and the road or;
b. submit the encroachment application with your resubmittal.
5. Please show the water meter located to the east of the property line on public property.
6. Will the sidewalk end at the property line or continue to the street? It is shown to property line
on site plan and to curb on civils. Please revise to be consistent.
7. There is a call out for the 10’ distance at the top of slope, please label as buffer.

Civil Plans: The Civil plans are not to scale. The resub shall contain a scaled set of civils for
or final review is not possible.

Sheet 1 of 4: Cover Sheet
1. Grading quantities have not been filled in .
2. The purveyor of sewer, water and storm is the City of Edmonds. Please remove Olympic
View Water Sewer District and revise.
3. Add to SnoPUD that they are a purveyor of electricity and that Comcast is a purveyor of
cable.
Sheet 2 of 4: Demolition and Erosion Control Plan
4. Identify on the plan the 10ft slope buffer as described in the geotech report pg 6. No
construction activity shall be within this buffer. Revise clearing limits if needed.
5. Add note “Refer to page 6 of the Geotech report for information regarding abandonment of
existing utilities.”
Sheet 3 of 4: Drainage Plans

9. Call out width of driveway at property line.
Water:
10. Call out size of water meter and show located against the property line in the right of way. A
new 1” meter may be necessary if residential sprinkling is required by the Fire Marshall.
11. Call out size, material and length of water service line. If sprinkling is required the minimum
size of water line on property must be 1 1/2”.
12. Please call out separation of utilities on plan. There must be a minimum of 10’ separation
between water and sewer line. If not attainable, add installation instructions for 18” vertical
separation with water above sewer.
Sewer:
13. Show 4”side sewer clean out at house connection and 6” clean out at property line. Clean
out at property line is required to have a 12” locking cast iron lamphole cover. Please note
on plans.
14. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope
of 2% is achieved.

15. Call out size and material of pipe. Label as existing or proposed.
16. Please add the following notes to plan verbatim:
a. “If re-using existing side sewer (from property line to house): Property owner must
have condition verified and provide a report to the Public Works Department.”
b. “If re-using existing sewer lateral (from property line to City main): Condition must be
verified by Public Works Department. Contact Edmond’s Sewer Division at 425-771-
0236.”
Stormwater/Drainage:
17. Storm Drainage Keyed Notes:
a. Note #10 references CB #3. Please revise.
b. Note #12 Force lines are required to be 1 ½” poly line with no fittings. The force line
cannot connect to the detention system. It must connect to gravity outfall line with a
clean out or catch basin with in the property lines. Provide invert at this connection.
Please revise plans.
c. Note #15 This connection should be directly to the pump.
d. Note #16 Plans show footing drains connecting directly to the spreader trench.
Footing drains must all connect to the pump. The spreader trench is for the overflow
from the pump cb. Please reference pg 16 of the geotech report and revise plans
18. Provide size of existing CB that is proposed for connection. Also, provide invert elevations
for both existing connections and the proposed connection. Use directional instead of in
and out for clarification.
19. It appears that roof drains are also being routed to the pump which can connect to the
detention system. Please clarify.
20. Call out size of existing storm line crossing from the existing catch basin to the main.
21. Please provide inverts on all connections and length of all pipe so review can be
completed.
Sheet 4 of 4: Drainage Plans
22. Please add inverts for 4” pvc on Catch Basin #1
23. Remove force line connection to Catch Basin #2 per #17b comment above.
24. Show the two 4” connections (one from trench drain and the other from downspouts) to
Catch Basin #2 and add invert elevations for both connections.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
