be replaced.

DRAINAGE PLAN (C2 of 2)
General
1)Please revise the title ‘Drainage Plan’ to ‘Drainage and Utility Plan’.
2)Please show all the utilities on this plan (water, sewer, storm, gas, phone, power, etc.)
3)Please add a note to theplans that state the existing utilities will be removed and/or capped under the
demolition permit(BLD20150223).
4)Remove note #3 in the ‘Storm Drainage Notes’.
5)Remove note #6in the ‘Storm Drainage Notes’.
WATER
1)It appears that a fire sprinkler system is required for this property.Typically if there is an existing water
service line from the watermain to the meter it will not be the appropriate size and a new tap will be
required.
a.Please show the water meter located within the landscape strip.
b.Please add a note that a 1” meter is to be installed.
c.Please label the pipe material and tracer wire.
SEWER
1)Please show the sewer from the main to the house on this plan sheet. There are three sewer lines located
within Sunset. You will need to connect to the sewer furthest east (the line closest to the subject site) on
Sunset.
2)Please note if the sewer lateral is proposed or existing. If the existing side sewer and lateral is proposed
to be reused, the sewer will need to be inspected by the City’s Public Works department to determine if
it can be reused. Contact Edmonds sewer division, 425-771-0235. If the lateral is a new connection,
please label the connection at the main as a romac inserta tee.
3)Please label the pipe material and size. The sewer lateral (from the main to the property line) must be
6”. Once on private property the sewer may reduce to 4”.

4)Show a 6” cleanout at the property line. Please add a note that the 6” cleanout at the property line will
have a 12” cast iron lamphole cover with ½” hexbolts.
5)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two
45° bends, and when there is more than 100’ between cleanouts.
6)Please show the invert elevations at the main and the house so that slope and coverage can be verified.
If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)The proposed stormwater plan shows connection to a manhole that is sump (no connection to the City
System). The stormwater runoff from the subject site cannot connect to this manhole. Please show
connection to the City system or maintain all stormwater runoff onsite through low impact development.
a.If connection to the system on Sunset Ave is proposed, the storm main will need to extendto the
subject site. Please note there are significant utilities located within Sunset Ave. Locates should
be called when designing the extension.
i.Depending on the location of the stormmain extension, a grind and overlay couldbe
required.

b.If connection to the system on 2Ave is proposed, an easement between the private property
owners will need to be provided to the City prior to approval of the stormwater management
system.
c.Another option is to provide plans showing discharging the stormwater onto BNSF right-of-way.
For the City to approve this, we would need to see an approvedpermit from BNSF permitting
what is proposed.
2)The stormwater management system proposed is to direct discharge to the City system. Please provide a
quantitative downstream analysis to show that the existing infrastructure can support the additional
water. A similar analysis was completed for development at620 Sunset Ave. Please feel freevisit the
developmentservices departmentto review those documents. The downstream analysis should include
calculations to support the resolution.
3)The surface water runoff from the driveway shall not sheet flow into the street. Please show how the
surface water runoff from the driveway will be collected and dischargedto the storm system.
4)Please provide rim and invert elevations for all pipeswithin the catch basins.

1)Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that utility separation can
be verified.
