SITE PLAN
1)6/18/15–Comment was not addressed. Not all utilities are shown. The utilities that are shown
are not consistent with the civils. Please revise the plans to shownone of theutilitiesor if the
utilities are shown they must be consistent with the civils.
4/9/15 Comment: If the utilitiesare shown on the site plan, please show all the utilities(i.e. storm and
power, gas, cable, etc.).
2)6/18/15–Comment was partially addressed. A minimum 12’ driveway approach is required.
Once on private property you may reducethe driveway.
a.Please show the approach per Edmonds Standard Detail E2.26.
b.Please revise the impervious surface calculations accordingly.
4/9/15 Comment: Please note on the plans if the driveway curb cut is existing or new/widened.

a.If the curb cut is new/widenedplease show the 2’ asphalt cut located where the curb/gutter is to
be replaced.
3)6/18/15& 4/9/15 Comment
-As changes are made to other plan sheets, please revise this sheet as
needed.
4)6/18/15-The plans show anexisting storm drain on Sunset Ave N; however, there is no storm
drain shown in this location. Please revise the plansaccordingly.
5)6/18/15-A fence is shown on the plans that is through or very close to a utility box. Please show
and provide a minimum of 3’ separation around the utility box.
6)6/18/15-The location of the fence may create limited sight distance to see pedestrians.
a.Please provide a detail that shows there is no sightdistance that inhibits the driver from
seeing pedestrians that are utilizing the sidewalk.
b.Please provide information of the fence type/material.

2)6/18/15–Revise ‘Permanent Cover BMP’ notes as follows:
a.#2–Replace the word ‘detention’ with ‘infiltration’ where applicable.
b.#4–Replace ‘esistent’ with the appropriate word.
c.#5–Remove note 5. Fertilizer should not be used.

WATER-Utility Plan (C3 of 3)
1)6/18/15–Comment was partially addressed. Please label the water service line material. Also,
please note the water service line as 1-1/2” asrequired by the fire department.
4/9/15 Comment: It appears that a fire sprinklersystem is required for this property.Typically if there
is an existing water service line from the watermain to the meter it will not be the appropriate size and a
new tap will be required.
a.Please show the water meter located within the landscape strip.
b.Please add a note that a 1” meter is to be installed.
c.Please label the pipe material and tracer wire.
2)6/18/15-The water service line shallleave the water meter and run straight into the property line
(perpendicular to the property line). Once on private property, the water service line may be
angled as needed. Please revise all plan sheetsaccordingly.
3)6/18/15-The City requires a minimum of 10’ separation between the water and sewer lines. It
appears as though the water and sewer have a 3’separation. Please revise allplan sheetsto meet
the City’s requirement.
a.As you revise the plans to meet the minimum utility separation, please note that a
minimum of 3’ separation between the water and the dry utilities (phone, power, cable, gas,
etc.)is required. The same dry utility separation requirement applies to sewer.

3)6/18/15–Comment was addressed. The City’s sewer division has inspected the lateral and stated
that it is OK to re-use.
4/9/15 Comment:Please label the pipe material and size. The sewer lateral (from the main to the
property line) must be 6”. Once on private property the sewer may reduce to 4”.

6)6/18/15–Comment was not addressed.
4/9/15 Comment: Please show the invert elevations at the main and the house so that slope and
coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)OK–Contractor proposed onsite infiltration.
2)OK–Contractor proposed onsite infiltration.
3)6/18/15–Comment was partially addressed. Elevations have been provided that show several
high and low spots throughout the driveway. It is unlikely the contractor will choose to construct
the driveway in this manner. Please confirm this is the intent of the design.
4/9/15 Comment: The surface water runoff from the driveway shall not sheet flow into the street.
Please show how the surface water runoff from the driveway will be collected and dischargedto the
storm system.

Engineering Plan Review Comments
1)Page 2, last paragraph –The proposed impervious surface area is statedas 2,689 sf for the roof and
4,712
2,203 sf for the new pavement, totaling sf.Page 8 states the total site contributing impervious
4,6254,713
(proposed) is sf.Sheet 2 of the plans list sf effective impervious. Please reconcile these
numbers.
2)Page 3–Small site Minimum Requirement #6 is Runoff Treatment, not Flow Control.Flow Control is
MR#7 and Wetland Protection is MR#8 (not #7).Correct the numbers on the Flow Control and
Wetland Protection MR’s.Add the MR for Runoff Treatment and say it is not applicable since the site
does not have 5,000 sf or more of pollution generating impervious area.
3)Page 3, MR#9–The text states that the maintenance and operations instructions for the proposed
chambers are included in the report.Only the installation instruction are included. Please include the
maintenance instructions.
4)Page 4–Most of the “Edmonds Requirements” are incorrectly paraphrased in this section. The site is a
categorized as a Small site since it does not involve 1-acre or more of land disturbing activity. It is
further categorizedas a Category 2 Small Site since it proposes more than 2,000 square feet of new plus
replace impervious surface area.Remove item 4 in this section.Item 5 is not anEdmonds requirement
but a summary of the geotechnical investigation.
5)Page 5 and Plan Sheet 2-Thelast sentence discussed the overflow path for the chamber system.Area
drain #4 should be raised slightly so Area Drain #3 is the overflow for the rear chamber system. That
way the overflow will run downthe driveway and not to the neighbors to the south.
6)Page 8–Assuming 4,713 sf of impervious area, based on the pre-sizing tables with a sizing factor of
length
2.7%, the of the SC-310 chambers required is approximately 127.3 ft.Since the installedlength
of each chamber is 7.12 feet (=85.4 inches; the entire chamber is 90.7 inches but there is overlap when
installed), the site will require 18 chambers not the 9 chambers presented in the text.See:
http://www.stormtech.com/download_files/pdf/cut_sheet_310.pdf.Also, the text lists the chamber
widthas 58 inches.The SC-310 chamber has a width of 34 inches.If the applicant chooses to use a
chamber with different dimensions than the StormTech SC-310, the pre-sizing tables cannotbeused and
the chamber design must be modeled by the engineer for compliance.
7)Include the amount of impervious surfaceareathat is draining to each chamber system (how much is
draining to the systembehind the house and how much is draining to the system in front of the house) so
the number of chambers in each system can be checked.
a)Clearly distinguish which tightline sections and what portions of the driveway will discharge to
which chamber.
PlanSheet C2
8)The elevations do not match the depth callouts in the gravel less chamber detail. Please revise.
9)A detail should be included that shows the connection to the StormTech Chambers forthe pipes
connected to the areadrains.

1)6/18/15–Comment was partially addressed. Underground power is shown; however, gas, phone,
cable, etc.are not shown on thecivilplans. Will the dry utilities not shownon the plan sheetbe in
the same trench as the power?
a.If all dry utilities will be in the same trench, please label as such.
b.If theywill not be in the same trench, please show the location of all the utilities.
4/9/15 Comment: Please show all proposed dry utilities(gas, phone, cable, etc.)on the plans so that
utility separation can be verified.
Please resubmit 3 copies of the revised plansand associated documents with a written response to each
item to a Permit Coordinator. Please contact me at 425-771-0220ext 1321or by e-mail at
