NEW HOUSE LOCATED AT 9303 OLYMPIC VIEW DRIVE
Dear Mr. and Mrs. Kemper:
I have reviewed the above building permit application for the Planning Division, and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
1. Site Plan: Please submit three copies of a revised site plan to reflect the following corrections
and changes:
Iieialit Calculations::
Elevation point #2 is located off the property. In accordance with Edmonds Community
Development Code (ECDC) Section 21.40.030.13, for elevation points located off the
property, the elevation is the average elevation of the two points projected downward where
the two sides of the building height rectangle cross the property line. For point #2 please
indicate the elevations at the two line locations which cross the property boundary. Once the
new elevation points have been determined please amend the building height calculations
accordingly.
Please note that with changes in the height calculations in the site plan you will need to
revise sheet A3.3 accordingly to match the modified height information. In addition to
modifying the average grade elevation please extend the average grade, building height and
maximum building height lines the entire length of the north elevation shown on this page.
Setbacks:
Section 16.20.040.0 of the Edmonds Community Development Code (ECDC) permits
uncovered and unenclosed porches, steps, patios, and decks into a required setback not more
than one-third of the required setback, or four feet, whichever is less; provided that they are
no more than 30 inches above ground level at any point. The outdoor countertop located on
the south side of the house is approximately 1 -foot within the required setback. Please
amend the plans to show the countertop outside of the required 10 -foot setback.
2. Critical Areas Report:
The subject site contains and is adjacent to a slope that is steep enough to be considered both a
Landslide Hazard Area and Erosion Hazard Area as defined within ECDC Chapters 23.40 and
23.80. Pursuant to ECDC 23.80.070.A.1, the minimum required buffer as measured from the top
of the slope is equivalent to 50 feet or the height of the slope, whichever is greater. A 15 -foot
critical areas setback is required in addition to this buffer. Since the house and patio are
proposed within the minimum required buffer and critical areas building setback, the
geotechnical engineer must review the proposed improvements within the buffer and building
setback. The report must address all applicable requirements of ECDC Chapters 23.40 and
23.80. This will need to include a review of the project and how it meets the specific
development standards of ECDC 23.80.060 and 23.80.070.
Additional comments from the Building Division and E ngincering Division may require
additional chanLyes to the site elan beyond those discussed above. A revised site elan
addressing the above cited issues should be completed. onceyou have received comments
from the other reviewing divisions.
Please submit three copies of your revised site plan (including one reduced copy) and two copies
of any revised building plan sheets to a Development Services Permit Coordinator. Our office
