During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

GENERAL
1)There are too many plans on the submitted plan sheets that address the same information throughout
each plan. Please revise the Plan sheets as stated below.
a.Submit a Site Plan (Plot Plan) as outlined in the Handout, ‘New Single Family Residential
Permit Submittal Requirements’. Please note that the utilities do not need to be shown on this
plan.
b.Submit a plan titled ‘Stormwater/Utility Plan’. All utilities should be shown on this plan (water,
sewer, storm, gas, phone, power, etc.)
c.Submit a plan titled ‘Grading/TESC Plan’.
d.If you need additional sheets for details and notes, please add them.
e.Please make sure that each sheet has a different page number. There were two A1.2 sheets and
an A1.1 plan sheet.
f.Due to the amount of plans submittedand the overlap of information on the three sheets the
comments below will attempt to capture all changes; however, there may be additional

TEMPORARY EROSION CONTROL PLAN
1)Remove the filter fence detail and replace it with the Edmonds Standard Detail E1.1.
2)Pleasereference the Edmonds Standard Detail E1.2 for a construction entranceand revise the temporary
gravel construction entrance accordingly.
3)Please add a note to the plans that filter socks will be added to any catch basins downstream from the
construction site per Edmonds Standard Detail E1.3. Please revise the plans accordingly to meet this
requirement.
4)Please add a note to the plans that all disturbed soils will be compost amended.
WATER
1)It appears that a fire sprinkler system is required for this property.Typically if there is an existing water
service line from the watermain to the meter it will not be the appropriate size and a new tap will be
required.
a.Please show the water service line from the meter to the house.
b.Please add a note that a 1” meter is to be installed.
c.Please show a 1-1/2” line to be installed (as required for a combination fire and domestic service
line).
d.Please label the pipe material andnotetracer wireto be installed on thewater service line.
e.There must be a minimum of 3’ separation between the dry utilities (power, gas, cable, etc.) and
the water main. Please revise the plans accordingly.
2)Confirmation on where the water meter can be located is currentlybeing reviewed by the City’s Water
Department. Comments will follow addressing this issue.

SEWER
1)Show the City sewer main.
2)Please show the sewer from the main to the house.
3)Please label the pipe material and size. The sewer lateral (from the main to the edge of easement)must
be 6”. Once on private property the sewer may reduce to 4”.
4)Show a 6” cleanout at the edge of easement (located within the easement). Please add anote that the 6”
cleanout at theedge of easementwill have a 12” cast iron lamphole cover with ½” hexbolts.
5)Show a cleanout located within 2’ of the house, at any 90° bend, when there is less than 3’ between two
45° bends, and when there is more than 100’ between cleanouts.
6)Please show the invert elevations at the main and the house so that slope and coverage can be verified.
If the slope of the pipe exceeds 20% the pipe will need to be anchored.
STORM
1)Show where the footing drains will discharge to.
2)Show where the retaining wall drainage will discharge to.
3)Per the plat (S98-082) this lot has a detention system that was installed and designed to collect 5000 sqft
of impervious surface water. If you have 5000 sqft or less you may directly discharge to this system
without an additional detention system. To discharge to this system, please provide the following.
a.Please submit a report that verifies that the existing system is functioning properly.
b.If the amount of impervious area exceeds 5000 sqft, a flow control system will need to be
installed to account for the additional impervious area.This configuration will need to be
evaluated by a licensed engineer to show that the downstream system (not owned by the City) is
not adversely impacted.
4)The amount of proposed impervious area exceeds 5000 sqft of imperviousarea, 4962 sqft discharging to
the existing detention system and 1183 sqft will be mitigated by permeable pavement; therefore, the
permeable pavement will need to be designed by a licensed engineer.
a.There was no quantitative geotechnical evaluation of the infiltration rate presented in the PanGeo
Report,dated2/10/15; therefore, we are unable to approve the pavers as self-mitigating. Please
provide an infiltration rate per the AppendixC of the Stormwater Supplement.

b.Please ensure that the design is consistent with the requirements/recommendations from PanGeo
Inc., dated 2/10/15.
c.Standard practice is thatpermeable asphalt cannot exceed 5% slope, permeable concreteand
pavers cannot exceed 10% slope.
5)Please provide rim and invert elevations for all pipes within the catch basins.
DRY UTILITIES
1)Please showa minimum of 3’ separation between the sewer/water andallthedry utilities(gas, phone,
cable, etc.).
