WATER
1)12/7/15 –Comment was partially addressed. It appears that there are two pipe sizes called out for
the water service line. Please revise the plans to make sure that all items below have been
addressed.
4/24/15 Comment -It appears that a fire sprinkler system is required for this property.Typically if there
is an existing water service line from the watermain to the meter it will not be the appropriate size and a
new tap will be required.
a.Please show the water service line from the meter to the house.
b.Please add a note that a 1” meter is to be installed.
c.Please show a 1-1/2” line to be installed (as required for a combination fire and domestic service
line).
d.Please label the pipe material andnotetracer wireto be installed on the water service line.
e.There must be a minimum of 3’ separation between the dry utilities (power, gas, cable, etc.) and
the water main. Please revise the plans accordingly.
2)12/7/15 –Current location is approved; however, since themeter needs to be upsized due to the
requirement for a fire sprinkler system, therewill be a new tap on the main.
a.The current and new water service line from themain to the meter comes or will come into
the east side of the meter. Please revise your plans to show the water service from the
meter to the house leaving the meter on the west side.

separatesystem (i.e. drywell). If you choose this option, please provide a memo from the
Geotechnical engineer of record approving the location of the drywell.

2)4/24/15 –Comment was not addressed. It appears that there is a retaining wall along thewest
patio. Please show where the drainage for both the retainingwall and rockery willdischarge to.

4/24/15 Comment -Per the plat (S98-082) this lot has a detention system that was installed and designed
to collect 5000 sqft of impervious surface water. If you have 5000 sqft or less you may directly
discharge to this system without an additional detention system. To discharge to this system, please
provide the following.
a.Please submit a report that verifies that the existing system is functioning properly.
b.If the amount of impervious area exceeds 5000 sqft, a flow control system will need to be
installed to account for the additional impervious area.This configuration will need tobe
evaluated by a licensed engineer to show that the downstream system (not owned by the City) is
not adversely impacted.

pipe).
10)12/7/15 –The force line from the sump pump needs to connect to a catch basin. Please revise
accordingly.
DRY UTILITIES
1)12/7/15 –Comment was addressed; however, the 3’separation applies to stormas well. This was
not originally put in the comment since there was no conflict with storm at that time. Please
address accordingly.
4/24/15 Comment -Please showaminimum of 3’ separation between the sewer/water andallthedry
utilities(gas, phone, cable, etc.).
