During review of the subject submittal,it was found that the following information, corrections, or
clarifications wouldneed to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.edmondswa.gov/under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1)Please add a note: Erosion control shall be provided to City of Edmonds standards and maintainedby
owner/contractorthroughout project.
2)Please add a note:All disturbed soils will be compost amended.
3)Please show the location of the water service line from the water meter to the home.
4)According to city records, there is a 10’ city storm and sewer easement (easement 1747986) at the furthest
west side of the property. Please show the easement on your site plan. Attached isa map and the recorded
easement for your reference.
5)Please explain the use of the garage door that opens to the outside,along the north east side of the proposed
garage.
6)Impervious surface numbers on the site plan are not consistentwith the Site Classification Work Sheet,
please correct. Please provide on your site plana copy of the table from the “Site Classification Worksheet”.
7)Please note that if impervious surfaces constructed after 1977 exceed 2000sqft, a stormwater
management system will be required. Please show the stormwater system if required. See Handout E72.
8)With the demolition of the existingpool,removing existingsurfaces down to exposed soils, the
proposed garage is considered new impervious surfaces.The new garageshould be listed on the site
classification table as Replaced Regulated (Line 2) where the poolcurrently exist and New (Post 1977,
Line 3) were the pool does not(i.e. possibly new garage roof overhang).Please have these calculations
correctly representedwithin theSite Classification Worksheet table.

9)The addition to the existing garage (NE corner) over existing pervious surfaces beyond the labeled “Existing
concrete drive”should be listed within New(post 1977, Line 3) on the Site Classification table.Also, the
addition to the garage over current “existing concrete drive”should be listed under Replaced Regulated
(Line 2).
10)Please identify proposed garage overhangon the site plan and add to impervious surface numbers.
11)Please provide date of construction of the sport court on the site plan and add impervious surface numbers to
the Site Classification Worksheet Table.
